Is there a name for real estate "companies" (wholesalers??) that post homes for sale at low prices, just to generate calls and potentially gather buyer info for future sales?? ie "I'm sorry but that one is no longer available, but have you seen THIS one?" "Bait and switch" (??)

I have run into this scenario before, and may have accidentally stumbled into another one.

The scenario... I found a posting on Zillow (don't judge) that was listed as "for sale by owner". After some, very brief, tax card searching,and careful reading of the add, it appears that the "owner" is a listing agent and the posting was made by a potential wholesaler. I suspect they are one and the same.

Although I understand this technique, I choose to not deal w anyone using these, potentially, unethical and misleading business practices.

I realize "a deal is a deal", regardless of how it comes about, but for whatever reason, this rubs me the wrong way.

Any thoughts?

I put houses on craigslist and when they are sold if I get calls I tell people they are sold but I have something else or I will keep your info and call when I get something that matches what you want.Pretty poor salesman if I just said no it is sold sorry. --24.25.xxx.xxx

I think if it was a rainy day and I had lots of time to kill and I was frustrated I might be tempted to make it fun. Think a series of throw away email addresses... a little automation ( each email address forwards to the culprits email address with a simple subject line and text to the effect "Be Honest or the body could be a lecture on ethics.)... then let them collect and use or sell that buyers list. But I don't have the time or inclination or the willingness to mess with it so I ignore that kind of thing. --71.213.xxx.xx

The contract flippers list under " for sale by owner" because their purchase contract that they are trying to assign makes them what is called an " equitable owner." Misleading but not completely false. --73.199.xxx.xxx

I have experienced this with realtors in the toronto area. They continue to list a property for sale loooong after it sold. The list price is below market value. When I call about the property, im told its sold but the agent wants my contact info and will "look for me"......or they want to sell me a current over priced listing. Weeks latter the agent is still advertising the same sold property.

I once reported an agent who was doing this, even included the copies of the ads. The body that governs real estate agents seemed to not care at all. --70.30.xx.xx
