The new tenant short paid rent last month $80. Then he called and said he was giving 30 days notice the 6th. Then the 20th, Thurs. I took a pizza to the handyman and people were curiously inspecting the rental. We beckoned, they approached and said the former tenny went to Colo. and they gave her $400 and she gave them the keys.
They 3 asked me if I would like to rent to them and I renegged. They left with the keys and the house is open, ac running, remains of the previous tenant strewn and the lawn with 2 months maturity. They bemoaned losing money and I gave 3 contacts. Now the place must be cleaned, cleared and sanitized and generally tidied. Should I compose a lease like a real estate transaction; changing keys, who buys Levelors, no consignment or re-leasing? Wow. --71.75.xxx.xxx |

Knowledge of your laws will guide you thru this one, what is abandonment policy? Seems that is what occured - old friends have old keys and they funded the move.... --76.188.xxx.xx |

Change locks immediately--they aren't the only people around with keys to your place. Start looking on facebook etc to see if she clued all her friends and family to her new location. --148.255.xxx.xxx |

If they left keys, you have possession. The issue what to do with the personal items that they left behind. You think its junk and you pitch it............then they take you to court because that pile of trash was priceless in their eyes. --24.239.xx.xxx |
