I have married couple who want to rent from me. The husband works sometimes at a temp. agency. they are both on SSI. My fear is if they don't make their monthly rental payments I cant go after their SSI. Advise please --70.60.xxx.xxx

Just pretend that you're in Texas, or some other non-garnishing state. :) Screen as normal-- income, criminal, stability, credit if your tenant pool can survive that kind of scrutiny. People who can run their lives will be a success; people who can't run their lives will be more troublesome, regardless of their source of income, which I don't believe is a protected class in Ohio. --96.46.xxx.xx

Deanna is right. Lots of states, mine included, do not allow garnishment of ANY income (unless you are the state chasing child support.) Collecting a judgment is virtually impossible.

So you don't let them get behind! You do away with grace periods, you adopt ZERO TOLERANCE to late rents, and on the second day of the month you are texting, "RENT?" And if they don't pay, you evict. At worst you lose a month, and hopefully you have their Security Deposit to cover that.

No chasing judgments from people who don't have any money. You just evict and find someone who does. --173.22.xx.xx

Time to adopt a company policy - change the procedure manual, damage deposit is equal to 2 x rent value, I heard this at my first convention I can't remember how many years ago and it took me over a year to make this change but since that time the people accepted have been reliable, also learned the same time to bill for current damage in the next rent cycle, my niece allowed to be deducted from deposit and when moveout time came there was nothing left to pay the cleaners or painters with (many times below sea level in the deposit), so just adopt new policy and of course you must enforce it, or you will be standing in front of the mirror asking the manager why did we let that person steal a pair of car tires or school band uniform from us??? Make a posting for any empty that has the policy spelled out, water/sewer is added to next rent cycle, damaged screens, smashed door trim, holes in anything that does not come with holes - closet doors, walls anywhere. --76.188.xxx.xx

Take heart, things could be worse.

We are not allowed to reject a tenant based on source of income, ie, welfare or disability, but at the same time are not allowed to garnish welfare or disability payments.

We are not allowed to collect any damage deposit.

The maximum amount of the deposit we are allowed to collect can not exceed one months rent, and it can only be used to pay the last months rent, not late payment penalities, bounced cheque fees or damages.

And a quick eviction takes 3 months.

Only in ontario....eh. lol --70.30.xx.xx
