Young couple. Been there for a couple of years. Got married, now she's pregnant and Mom has been living with them since last year. TINY place...so they have to move for more space.
I congratulated them and said we have two choices: you can work with me to get it re-rented (many showings, keep it clean, etc.) or you can pay a $2000 ELT fee and be free of any other obligations.

WMH - step in the right direction. My tenants have the option of an ETF or sub-leasing (required by state law). Sub-leasing means they are 100% financially responsible for the new tenants and they supply 100% of the effort to find them and I must approve them as well. My ETF is slightly less than 2 months rent. This covers my costs. When they move then I hurry up and re-rent. No brain damage of scheduling showings etc. Also I can do lock box showings which are much easier on my time. My time is not free so a lock box showing saves me tons of time. --73.34.xxx.xx |
