A dishwasher is going to require a dedicated circuit where nothing is else is on that circuit where that goes directly to main circuit breaker box. Build a waterproof barrier under the dishwasher in case of a leak. Try to buy a basic dishwasher with a least a double arm as the single arm do not clean well. Most domestic brands will last at least five years. European dishwashers use a filter where if removed the pump is damaged. Parts are very expensive for European dishwashers. A lot of tenants want a dishwasher where charge $30 to $40 more per month to cover the costs of repair along with replacement. If pump every fails it is not worthwhile to fix a dishwasher. Unless the following items are REQUIRED to get renters, do not add them:

1) Ceiling fans

2) Screen doors

3) Garbage disposals

4) DISHWASHERS!

Tenants regularly abuse these devices (one gal insisted the garbage disposal should be able to handle 5 lbs of potato peels!), they don't add any value to the property, and while they are occasionally viewed as a "perk" tenants won't pay more for them.

If you're in a Class B or A area, you may have no choice but to go with the flow, but if it's Class C or lower definitely do not install any of these as they will be destroyed within a couple of years.

The few D/Ws I have are Frigidaire, 55-decibel, basic turn knob washers. Rate 4.5 stars out of 5 on Lowes.com (over 1000 ratings). $320 shipped to the premises for free. --173.19.xx.xxx

I would recommend that you get a dishwasher with a hard food disposer. The dishwasher will be a little louder, but the other ones have a fine filter instead which can clog if the tenant doesn't clean it once in a while. You know how most tenants are about cleaning. --155.188.xxx.xx

I'm in class B areas and my tenants expect a dishwasher but nobody expects fans or garbage disposals, so I don't add them. Dishwashers are frustrating as hell, even my own personal one...I've had high end dishwashers and plain Jane GE units in my home and they've all been trouble. --24.26.xx.xx

Eileen, your thought is noble,get the cheapest at Lowes or the other big box place,usually with a little dent here or there,around $300 or less.Whirlpool is good.Have one or two.Sometimes they still wash by hand even though you went to all that trouble. If the thing is installed the right way,Don't worry about anything underneath.Just explain to the tenants to scrape all food scraps off into the trash.No garbage disposals,took them all out,ever though brand new.good luck Eileen..................Charlie.......................................................... --174.199.x.xxx

I don't know if others have found similarly, but the fancier you try to get, the more things go wrong with it. If you get a solid, basic machine, you shouldn't have any problems. I like to look at the cheapest, and then see what I can get if I spend an extra $20-$50.

I've also had good results so far from buying used dishwashers. My local Habitat Re-Store used to carry used dishwashers, but said something about the EPA not letting them sell secondhand dishwashers anymore. My used appliance store, however, does not feel similarly restricted. I have some used dishwashers that I picked up for around $40'ish that are still plugging away, years later. Others I speak with, on the other hand, can't seem to keep their fancy silent stainless steel bells-and-whistles four-figure dishwasher in operating order for 12 months straight. --96.46.xxx.xx

I've gotten inexpensive Kenmores from Sears and have had no trouble with them. I wouldn't rent a place that didn't have a dishwasher, and I think having one is a selling point for women especially. --24.130.xx.xx

Two of the apartment buildings had dishwashers eventually replace some of the older dishwashers which had metal tubs. Always count on a 5 year life span where a dishwasher may last longer. In the house there is a expensive European dishwasher with a filter which has to be cleaned once in while. The European dishwashers do not believe in dumping the food particles in the drain. If a tenant ever removes the filter then runs the dishwasher the pump will be damaged. Here there is no EPA where once in a while can buy used dishwashers, fridges and stoves at the restore. They use EPA ratings as a guideline for energy efficiency ratings and wood stoves. After having a dishwasher in the apartment and house would never want to be without one as washing dishes by hand the dishes are never as clean. Once in while run a few cups of vinegar in the dishwasher to clean out. --74.220.xxx.xxx

@Charlie, yeah... you can get frighteningly close to $2,000 without even looking hard. I'm sure there are some that go more than that. But it's like, if you pay $300 for a dishwasher with five features, versus paying $1,200 for a dishwasher that has thirty features... the $ : feature (materials, engineering, development, etc) is better off on the cheap dishwasher.

So much stuff is built to fail these days, it's hard to justify the splurge, because you don't know who's still old-school reliable, with all the buyouts and rebrandings. Maytag and Kenmore 20 years ago used to be awesome; Maytag and Kenmore nowadays aren't any different from anyone else.

Most of the Maytag appliances are really close to the Whirlpool appliances as Maytag is part of Whirlpool. As there are fewer manufacturers of appliances the parts have become very expensive which makes repairs too costly. Anything with a circuit board is likely to fail along with being too expensive repair. The old fashion dial timer for a dishwasher or washing machine always worked where there is no advantage to all the electronics. --74.220.xxx.xxx

Momma picks the house and Momma wants a DW.

When remodeling a kitchen the DW is about the same cost as a cabinet.

We don't install them in the low end homes but middle and higher they are a must.

We prefer the dial control - electronics and DWs do not mix well.

We consider them disposable. Cheaper to replace than to repair. (other than a basic clog)

Disposals: we use the 3/4hp models without issue. The cheap 1/2hp will clog. We consider it an amenity to draw Momma to pick OUR rental!

Robert ,vinegar is probably good.There's tablets at HD for when it gets too much garbage,fairly cheap. the Whirlpool and some other brands are made by Roper outside Toronto near Mississauga,Stanley used to make. Kenmore for Sears then when some other outfit gave them a bid of Half a cent less,they dropped Stanley,so much for made in America,..........Charlie................. --174.199.x.xxx

For what it's worth, Consumer Reports rates the Bosch Ascenta SHE3AR7[ ]UC a recommended buy. Should cost under $600.

I have a rental with one and it has worked fine for years.

Have a Bosch dishwasher in the house but would put one in rental as there is filter which has to cleaned. Never had any problems as once in while clean the filter. With tenants the less chance of something to go wrong is the best option. North American dishwashers put every down in the drain no filter to worry about. --207.164.xxx.xxx

I typically pick up a GE model without many buttons and knobs. The more features the more likely it will be broken that much faster. I don't buy the cheapest one, but it typically still sets me back about $300 --24.239.xx.xxx
