How many times have we heard that excuse?

Per suggestions here, we provide deposit slips to our tenants printed with the acct number.

I also provide a 2 wallet cards in case they don't have their deposit slips with them.

Tenant's rent is due on the 4th, she always pays. We give 3 days grace. End of 2nd day I text her asking, she replies it was paid on 4th and she has receipt.

Well...she DID pay it....bank input wrong last digit.

I'm glad about your tenant. Scary about the bank - glad she had receipt!

I text my account number to tenants. That way they have it in their phones, which are ALWAYS with them LOL! --173.22.xx.xx

Have had that happen to me twice. The first time I put an eviction notice on the door. Got a very irate call later that evening!

Now I am more prone to believe it when a good tenant uses this excuse. --74.222.xxx.xxx

If the last couple number on the house are the last of the account numbers this would be much harder to do. --76.188.xxx.xx

To follow my strangest bank story let's say I have an account where people living in my $1,300 house can deposit rent and a different account in which tenants living in an $800 house can deposit their rent. In reviewing both accounts one time I noticed that there was an $800 withdrawal from my $800 account that was deposited into my $1,300 account.

It didn't make any sense. It couldn't have been a tenant simply depositing into the wrong account because each tenant only has the account number for their rental. Because the tenant banked at the same institution the best I could figure was that he went to the branch and told them he didn't have his account number. So instead of pulling money from his account they pulled it from one of my other accounts.

The tenant had no problem paying the rent once I let him know but it was a little hard to explain. Still a little hard for me to believe. --75.136.xxx.xxx

My bank took $1000 from my account just minutes after a rent deposit. Apparently the teller "left my account open" and used the wrong account or some stupid mistake like that. They fixed it but sheesh! --173.22.xx.xx

A friend works as a teller in a bank branch within a large retirement community. Most of the customers are in their 70's and up, and often are not completely on top of their accounts. The worst story?

About 6 years ago, a customer (A) ordered a 1-time transfer from one account of his to another. The teller keyed in not only the receiving account of someone else (B), but also made the transfer monthly.

(B) never kept track, being a widow unfamiliar with finances. (A) didn't check up on his account carefully, either, until he was suddenly overdrawn. The bank had to bring both parties in, and told the bewildered (B) that she owed about $10,000 to (A) - which she did not have.

The local senior advocacy got involved, and the bank decided to take care of the restoration of the money with interest to (A) themselves - but only after hemming and hawing for many months. ugh. --71.175.xxx.xxx

Blue,

Good story.

And THAT is why they give receipts!

Did the res send you a phone photo of the receipt?

W,

Good thought! I just realized MY iPhone automatically erases all texts after 30 days. (can be changed in SETTINGS) I should tell them to put it in their address book.

Or send them a photo of the acct number they can use as wallpaper so it's ALWAYS there!

It wasn't her fault at all. The bank teller keyed in the wrong number. She met us at the bank and they resolved it quickly.

Vee how do you tell the bank how you want the account number to be?

Yes I have texted a pic of the deposit card on more than on occasion. This tenant does have a cell phone but not a smart phone. --75.132.xxx.xx
