I *think* I've asked this before, but forget consensus! Sorry for the repeat question.

I have an employee of my bank applying to rent one of my units. She's a 15-year employee and makes very decent money.

I worry, though, that my finances are accessible to her.

Discussed this with another banker friend of mine, and she said there are ethics rules about "need to know" to access an account BUT it can be done.

My not-set-in-stone rule is not to rent to contractors, friends, etc. and I put our banker in the "contractor" category.

I run A LOT of money through one of my accounts. The lady several houses down from me got a job at that credit union as a teller a few years ago. She can see my money flow every time I go to the drive up window and she is working. I don't care.

A girl I went to high school with got promoted at a local bank where I move the above LOT of monthly money. She was telling us at diner one time about her new job and she has access to everyone's account. I don't care.

I live in an area where you cannot not do business with individuals you know. --72.95.xx.x

That this person could access your account to check your balances wouldn't bother me.....I doubt that they would care.

A 15 year employee of my bank is a homeowner, deep roots in the community, with many civic involvements.

Yeah, I'm just totally uncomfortable with it. I keep too much money in the bank in the first place, spread across many accounts (security deposits, operating accounts, rent deposit accounts, personal savings, etc.)

The thing is, she's gone through our pre-screening three times now, and I haven't acknowledged her. If I say, "Sorry we don't do business with our bankers..." then she's going to be curious about our accounts. It's just human. But she does know the name of our company, so it's possible she's already looked us up! --173.22.xx.xx

rentON/PA: source of income/employment is not a protected class here. I don't rent to cops either (not that many have applied.) They scare me.

It is a nationwide bank, not a local bank.

She has inquired about both a 2-bedroom 2-bath and a studio apartment, so I'm not sure what her deal is.

Colin/CO, I do have bankers for tenants. Bankers for OTHER banks LOL!

We don't have millions in the bank, but we do have a significant amount for someone making $50k a year. I think knowing how much we have could invite resentment at paying rent, and might possible trigger the idea of a "trip & fall" lawsuit...just my over-anxious brain working on "What ifs?" --173.22.xx.xx

If you think about it, any other tenant at any time could become an employee at that bank. Or personal friends. Or extenants. What could they do?

Don't they think LLs are filthy rich anyway? :)

If you believe that she wouldnt pay rent because she thinks you have enough money to be charitable--I doubt it.

It would make me wonder, but she really can't do anything without risking her job, her housing, and her reputation. All she could do is talk, and even that is risky.

15 years at the same bank says something about this lady. She probably would stay put, she is trustworthy, stable and most importantly, when it comes to your rent-- SHE CAN DO MATH!!! ;)

Our hard and fast rule that NEVER fails:

Only rent to people you are willing to evict.

Are you willing to evict yet continue to see her in the bank each week?

Sure we might miss a goodun here or there, but we've never had to face them with a stack of rent checks to deposit after we evicted them.

Even perfect applicants can go sour or fall onto rough times, leading to an eviction.

I'm not worried about them seeing my account balances because they see this stuff all day long. I don't want to face them.

Something similar at our end: before I knew how to do evictions in a painless manner we had an argumentative eviction with a certain res. That res now works at the title company and handles the wire transfers and paperwork when I buy or sell a prop. I had a chat with her boss about this person not handling my account.

BTW we now have peaceful evictions, treat everyone with respect, but some still hate us for evicting them.

During one of the last closings we did I suspect, but can not prove, that some of my financial details may have been leaked over "water cooler" talk.

It really irritated me for awhile. We have always been very close the vest about we did or didn't have.

I would imagine anyone working at a bank has a lower level of risk as a renter. They can't have money troubles and can't get in trouble. Is a no brainer. Rent to her. We keep $ in several banks. I keep net cash at near zero in the rental accounts. Loan payments & draws. I don't care what the tellers or mgrs think of the balances. They don't see my other accounts. --104.218.xxx.xx
