We provide a new shower curtain (actually the medium heavy plastic liner) at move in - hookless because the hooks get broken or lost, and are tedious to handle. Costs about $10 at Lowes.

My lease is clear: Home must be returned in MOVE IN CONDITION, ready for the next resident.

So...res was in the home about 6 months and skipped out. Shower curtain (liner) was nasty. 2 teenage girls, possibly spray tan. I think the res should pay to replace it.

What do you think?

We give each new Tenant a new Tenant welcome basket. A new shower curtain with hooks is included. Also allows us to explain to the Tenant to make sure they use the shower curtain and to make sure the curtain is inside the tub. We also provide some cleaning supplies, batteries for smoke and carbon, and a roll of Scott's 1000. Hopefully this nominal gesture helps Tenants take better care of the property and also sets the expectation of how they should care for it.

I understand Brad's concern. I get tired of replacing shower liners also; I view this along the lines of packing up light bulbs.

Your frustration is understandable. But as you accept the cost of providing new shower curtains between tenants....is it fair to charge her....even though she basically stole from you by breaking her lease?

I also usually replace the shower curtain and toilet seats between tenants.

Lessees moved out early, broke lease. Lease is clear. Lessees pays for curtain.

I would even say cost is more like $20.00 after you pay helper to travel to store and

make purchase, then take the shower curtain back to the rental.

The shower curtain was also damage by the tenant spray tan. I would charge the

Lessees. Now, my answer would be different if a tenant would have full filled the

lease. No charge.

After a fresh rehab I generally hang a new liner & a simple white waffle weave fabric curtain. Makes my marketing pictures look much better. I usually find that simple white curtain wadded up in a closet at move out & generally the tenant's choice still hanging. Sometimes that's better than mine (more attractive or more fashionable) & sometimes it's not.

I'm generally not too picky on curtains or liners because sometimes I provide them & sometimes I don't & my lease doesn't specify. If your lease specifies, then proceed. Especially if damaged with spray tan. Nothing grinds my gears more than having to clean up tubs & shower surrounds because tenants have been coloring hair so I get the whole spray tan BS. --104.128.xx.xxx

Britt brings up a good point that it could be nit picky.

If that is the only issue at move out, I'm certainly not going to charge for that. I have a tolerance level for things. If I have to wipe out a fridge, change a shower curtain and fix one mini blind, I'm going to suck it up if they were good tenants.

If they leave me a pick up truck full of junk, I'm charging.

If they were pitas and really PI$$ me off at move out, you better believe that I'm breaking out my move out / repair charges list and going through the whole apartment and listing EVERYTHING I can find. --174.201.x.xxx

Liner (clear&thin but clean&new) at WalMart right down the street. I see this as an ounce of prevention. I also give one new roll of t-paper, and one dishcloth and a pot holder in the kit. We buy the cheapest liner(that's not too thin) and they need to replace as it goes bad. If they leave it nasty, it gets chucked and a new cheapie one is in it's place.

It's a personal item so unless it can be laundered it should be tossed.

Great responses!

To rephrase the question: In addition to all the other cleaning and repairs due to resident damage, would you charge for the shower curtain?

In the past we have not, then my handyman told me he buys them 10 at a time because we go thru so many.

It kinda comes down to "where do we draw the line?".

These little things really add up on a turnover.

Light bulbs, mini-blinds, bugs in light shades, cleaning toilets/appliances...none are large but the list adds up.

Our business really matured and became profitable when I drew the line at "anything we have to do to restore the home is charged to the resident". Looking back we lost THOUSAND$$$ by not holding residents responsible. SOME residents leave the home perfectly spotless - it IS possible!

I stopped accepting excuses for resident damage and filth and absorbing the expenses out of my family's income.

Like Dave said, labor to remove it, drive to the store, pay for another, install it... quick guess $15 if part of a larger list.

We average 50 turnovers per year so this is 50 x $15 = $750 per year on top of other turnover expenses.

Tip: the hookless curtains look modern (IKEA -ish!), are a breeze to install/remove, and no more stupid clips to mess with!

I buy and install the shower curtains at every turn over, unless my cleaning person can get them spotless.

I still have the old fashioned claw foot tubs and you have to overlap the curtains properly otherwise you have water everywhere.

I use 3 curtains for the larger tubs, so it makes a nice enclosure.

I don't leave this to the tenant's because they won't do it properly. I get a medium weight clear plastic curtain that be cleaned easily. --32.215.xxx.xxx
