State Specific Question About: INDIANA (IN)

I have a tenant that has been with us for many years, he has mental issues, his wife was the one who usually paid the rent. but his wife recently passed away. the apartment is infested with fleas and bedbugs, and his mental state is really bad. we dont know what to do with him we feel bad to kick him out. is there a place we can call to get him help. or should we just get him out. --75.144.xxx.xxx

Find some more of his family. Call your local health department to see if they have any suggestions. Probably you don't have any recent information since they were there so long. Look in the phone book for people with a similar name and go on line and do the same thing.

Here in NJ there are a lot of social services that you may not have out there. Unless you find family, no one is going to just come and get him. Start with the health department and good luck on the phone and online search for someone with the same last name. Do you know the wife's maiden name or any of her friends or her church or anything? --73.33.xxx.xxx

Vivian,

This fellow probably has a case worker of some sort for programs he is on, such as Sec8.

My lease is clear: we require 4 Emergency Contacts per adult, sonwe would have written authorization to contact 8 different people who know this fellow.

Jump on this NOW because you are the only person who cares abou the rent being paid and it will drag out anyway. Remember to send the written deposit settlement within 45 days to comply with Indiana law.

Heat treatment might also kill the fleas.

You might run into confidentiality issues if you try to find out who his social worker is. However, you can certainly report your concerns to the health department and let them go from there. Is your tenant "gravely disabled" by mental illness, such that his life or health is in danger? If you believe he might be, call your local crisis line. Ask that your tenant be evaluated by the mental health professional who has the authority in your jurisdiction to involuntarily detain the mentally ill. Your tenant may not be considered gravely disabled while he has food and shelter. You may need to evict him but arrange to have the mental health professional there to assess him as he is put on the street.

This stinks, but people have rights, and depending on how your local laws are written, you may have to be cruel to be kind. A homeless elderly man may qualify for more services than a elderly man who still has a house or apartment. --98.145.xx.xxx

I had to call senior protective services, or something like that once. Elderly lady who let her drug dealing grandson move in. She was not in her right mind and it was evident from the deterioration of the property. The weird/happy thing was I bumped into her about 2 months after and she looked great! Gave me a hug and everything.

I wouldn't call health inspector, or anyone who will make your property their "concern". That could be opening up an even bigger box of issues for you. I would call someone whos primary concern is the tenant, and not dinging you for issues. --68.107.xxx.x

Call the funeral home. SOMEONE helped arrange her funeral.

Read George's post from Jul 4 about bedbugs.

The heat will also knock off a bunch of the fleas. The eggs are the problem so return to spray every other day.

I think if you have the health dept over there it will get very expensive and ugly because the manager did nothing about fleas and now bedbugs plus who knows what other problems will be blamed on the landlord, great news story to see but not from your shoes... --76.188.xxx.xx
