State Specific Question About: ILLINOIS (IL) Ok, help me out here. I just got a letter from the city tell me that my tenant has two junk cars in his driveway, and it is my problem. They aren't my cars. Shouldn't the city be talking to the owner of the cars? They said I have 7 days to take care of the problem. I can't even evict them that quick. I have to wait untill the rent isn't paid, post a 5 day notice, go to county clerk and get court date, have Sheriff serve them, go to court before judge, set eviction date. That process can take up to 6 to 8 weeks. So the code inspector gives me 7 days. Go figure. Thoughts?

I had something similar and called the police. They told me there was a form I could fill out as the owner of the property and they would tow the cars to a lot and the owner would have to come and bail them out. The local police should know what goes or even a local tow truck driver may know what you can do about it. Unless you are in the back woods, your town has some procedure.

In my town, Los Angeles, any vehicle parked out in the open in a multi-family property has to work or 30 days later it needs to be parked in a closed garage, out of sight out of mind.
Some areas it also goes for single family homes. So as the landlord I give my tenants notice. Within so many days the car must be parked in the garage, fixed and registered or it has to be removed from the property.
After 30 days, I will have the tenants car towed to a police impound garage at the tenants expense. --47.156.xx.xx |

My local tow company will tow any car for any reason LOL!
In my lease, the tenant expressly gives me permission to have the car towed at their expense if it is not properly tagged and insured.
So if there are any works in progress on the property, I let the tenant know I am calling the tow company in 24 hours.

This is solved very easily with a simple text message. "Hey, city sent us a letter stating that the cars need to be moved. If they aren't moved, the city will tow them and charge you. If you need us to move them, it will be $x. Thank you."
Make sure $x is about DOUBLE the cost of a tow truck.

Here they advise both the property owner and the occupant of the address.
We give two weeks in our town, but they will extend it within reason if progress is being made.
Probably 75% of our code problems are with the same properties, and in almost every case it is renters and there is some kind of backstory - usually drugs. --47.216.xx.xxx |
