State Specific Question About: ILLINOIS (IL)
Received a reference check for a previous tenant that abandoned the unit though had an unauthorized tenant remaining with her boyfriend and child.
Not criminally bad tenants, but whole lots of damages from neglect/ uncleanliness. Back rent also.
Authorization is signed by previous unauthorized tenant.

I'd either stick with answering the specific questions they ask or simply tell the truth.

I'd have them fax/email over the paper. Try to verify who this person is who is calling.
Answer questions without specifics. Amount of rent, length of stay, received security deposit, would you rent again--yes/no only. Etc. Anything you don't feel comfortable, don't answer.

Gotta chuckle - "skipped, owe money, unauthorized occupant, dirty, damage..." but not "bad".
We stick with the simple truth: This person was an unauthorized occupant. We would not rent to them again.
But first, ask for a current address so you can collect!

Only give fact not options. Don't say what you think or feel. State facts like: Amount owed, or apt was dirty/damaged. If you feel nervous, decline to answer the request. Regarding the unauthorized occupant, I would state that they never had a lease with me. Which is true. --76.125.xxx.xx |

I would say the facts in professional but clear way. Help the next landlord by telling them the whole truth. They are doing the right thing by getting permission & screening, so they should get the info they need to protect themselves - like I hope I get when I check on applicants.
