Blue collar house with several low income guys -- do not keep the interior or exterior of house looking good. Trash stays in yard. Have to threaten them to get grass cut. This has been going on for a while now. They pay....eventually. Typical excuses for not paying -- - car in shop and my favorite springtime fantasy excuse---waiting for income tax....... (which never arrives). I know that when they leave I will have major expenses in getting house ready to rerent. Should I just let them stay or should I give them their notice in a few months when I take care of a couple of other houses that need new roofs. ? As long as the condition of the house does not get any worse where damage can add up. Like most in the rental housing industry there always a struggle to maintain the rental units. Fortunately with the house avoided the cheap disposal shingles then went with a steel roof. A bit more expensive upfront where there is no tear up with a single layer of shingles. Will easily last three to four times of what shingles will last. Someone at the HD store told me shingles were good for 7 years where after that point shingles started to deteriorate. You tube has many videos on the steel roofs. Another option is there a line of credit where the worst roof is replaced then gradually replace the other roofs. --74.220.xxx.xxx

If you cannot afford a vacancy, you're stuck with them until you can. They are good ol' boys. The drink Hamm's beer by the case and pee in the shower vs. stepping out to use the pot. You will not change their ways. They probably grew up with their mom nagging them to do stuff--clean your room! do you homework! get home at a decent hour! Now you are fulfilling the role of the nagging mom. It's their SOP (standard operating procedure): "Do nothing until I get tired of the nagging."

I've always hear a vacant house is better than a house with bad tenants. Maybe your situation is a test-case for that?

Btw, I have nothing specific against Hamm's beer, but I'm a PBR kinda guy after mowing the yard on a hot summer day! --173.19.xx.xxx

This boils down to management. We get what we allow. Direct answer: by allowing this you have trained them it's OK.

Talking to them means nothing. Like SID said, at the moment you are just a nagging which they just ignore. You must have solid rules in your lease and be willing to enforce them.

Do you have and enforce late fees that matter?

Jeffrey talks about "the man in the mirror".

Life is too short to stress over this stuff.

I suggest drawing the line. "No outside storage" and "Clean up all trash - nothing but grass". Give this in writing with a firm date deadline AND consequences - "If not cleaned to satisfaction our crew will do it at $35 per hour, minimum $100, added to your rent." Then actually DO IT!

Zero Tolerance on lates. I know this sounds harsh but it works. Tell them now that July must be paid on time. If not you will evict. Believe it or not people actually PAY when they believe you mean it. So far they know you wil accept their late payments.

Put them on PayDayPlanRent. It's a win win.

Be firm but fair and things will change.

We all have to do what works for our situation. If that were my situation - although the place isn't great and it takes a bit of nagging, as long as it isn't getting worse, and they do eventually pay, I would let them go until your other things finished up. Then give the the minimum required notice so they don't have a lots of time to get back on rent, or wreck the place. In fact if they are behind at the time you are ready, evict. --96.236.xx.xx

Notify them in advance that:

--you'll be charging for picking up the trash in their yard.

--you'll be charging a late rent fee (that gets higher with each day late)

--you'll be charging for having to post notice about mowing the lawn

--you'll be charging for having to mow the lawn.

We have a refugee family in one of our homes. Soon after they moved in, I noticed quite a few pieces of trash in the yard. I explained to the mom that keeping the yard clean was their responsibility. I had noticed they also had several bags of trash outside the garbage cart, and asked if she'd like a second one. She was thrilled to hear that she could get another one ($50, she's paying for it, it stays with the property when they leave).

That didn't solve the trash problem, though. I told her again. Still trash. DH told her. Still trash.

I finally told her that if she didn't pick up the trash I would hire someone to do it and she would have to pay for it.

The last time I was over there, she was having a birthday party in the yard with over 40 people. I saw only two pieces of trash on the ground.
