Allowed on a case by case and rental by rental basis

Size and type of pet maybe a dis-qualifier

Number of pets maybe a dis-qualifier - no more than 2 under any circumstances

Tenant must clean up all feces and carry equipment sufficient to clean up feces in common areas or off property.

Tenant MUST include these animals on their Renter Insurance Policy.

If allowed, non-refundable pet deposit of $200 for pets under 40 lbs., and $300 for pets over 40 lbs.

Additional Pet Rent of $50/ pet / month for dogs

Additional Pet Rent of $25/ pet / month for cats

No reptiles, amphibians, fish, or birds.

No cattle, horses, sheep, goats, pigs, chickens, ducks, geese, or any other type animal.

FORBIDDEN DOG BREEDS:

·Pitbull

·Rottweiler

·German Shepherd

·“Husky” Alaskan Malamute

·Doberman Pincher

·Chow Chow

·Great Dane

·St. Bernard

·Akita

·Wolf Hybrids

·Staffordshire Terriers

·Presa Canarios

·Or a mix of any of the above

I think the reason many big boy land lords have a weight limit (25 lbs or less seems common in my area) is that limit automatically DQ's all of the breeds in David's list. The other requirement of only adult animals cinches it. Every dog on that list will weight more than 25 lbs as a full adult.

Yes, it will also DQ some other "safe" breeds, but it definitely catches the rest who might not be so safe.

With a weight limit I don't need to ID a dog as a whatever or a mix of a whatever. I can see it's 50 lbs of muscle and teeth. Like he said, don't reinvent the wheel. If I can't tell what it is, then I require a veterinarian to certify what it is. --173.19.xx.xxx

Photo vet records are the starting papers when I hear pets in a phone conversation, I want to know if they are getting shots and if they are neutralized in the breeding department - no puppy mills at my shacks. As I've always said, and it was brought up in that article, we BREED for everything: for speed, for working skills, for hair and skin, for looks...why do the Pit Bull people insist that they cannot be BRED for attack and fighting skills, but can only be RAISED to be bad? Every other breed out there has certain characteristics: that's how they become a breed in the first place!

Also as stated in the article, the proliferation of the dog throughout the Americas has meant uncontrolled breeding for exactly that: attack and fighting instincts!

I like big dogs better than little ones because little ones are often never potty-trained!! I've seen it time and again - either they are harder to train or their owners aren't bothered by "a little" pee or poop... --173.22.xx.xx

Tony you get better people with small pets and they stay forever leaving you with no losses due to months of empty apartments across the years. Just plan for it. I get easy clean low pile carpet that is olefin, or an oil based plastic, not polyester etc. A tight weave Berber is easy to clean in olefin. Ask your carpet cleaner for a recommendation if you need more than one opinion. No big dogs on a second floor. I also recommend that the owner invest in some adult washable incontinence pads and have them available for the dog. I insist on two litterboxes for the cat and people comply leaving my units clean and fresh if they do leave but all of my tenants now in three duplexes, are going on 15 years. If you figure every three years people leave, that is 6 units x two empty months x 5 times = 60 months vacant over 15 years. You can multiply your average rent by 60 to get the figure of money lost but for me the average would be about 900 a month or a total of $54,000 over 15 years. Once you figure out your losses, you might find it wise to accept a little dog or cat and get a better quality tenant along with the little pet. --73.33.xxx.xxx

Great article! Don't read this at bedtime! 208 DEATHS from pits is craziness. Interesting to see how this has happened and grown in just in the past few years.

If I may help...

Legally, there is not such thing as a "Non-Refundable Deposit". Any DEPOSIT must be applied and refunded.

I learned this the hard way in court. Res owed a few thousand in rent and damages but the dog did not do any damage so the judge order me to write a check and return the $300 PET DEPOSIT to the guy who owed me thousand$$$.

My lease is clear: Non-Refundable Animal Registration Fee $150 per animal.

With the 2 Minute In Home Visit we meet the animals, gauge their personality, and take a pic for the files.

I also just added NO CHICKENS to the lease. Very popular right now even tho eggs are only 48 cents a dozen at Aldi.

Nothing to see here. Same tired old lack understanding based on the same tired old thoroughly discredited sources of information and so-called statistics, all of which come from people with zero real knowledge of animal biology or behavior. When an article references DBO, and all of these seem to, I immediately know it's garbage.

I especially enjoyed the irony of "I have come to realize that the pit-bull advocacy movement is impervious to reason and evidence." There is not a single veterinary, rescue, shelter or training organization that backs up the information presented in these witch-hunt websites.

I really don't understand the insistence in these discussions that dogs which by all accounts can't be positively identified anyway, have predictable behavior patterns. Even if it was true that bully breeds are likely to behave in a certain way, how does one know when one has encountered such a dog? There is plenty of evidence (there's that word again) demonstrating that visual breed identification is unreliable.

And what if a dog is actually a bully breed but doesn't appear to be one? I know a dog who is a 15 pound fluffer, yet he is 1/4 Staffordshire terrier and 1/4 American bulldog as verified by DNA testing. Should he be banned from apartments and subjected to breed-discriminatory legislation? In many places he would be.

What about mixed breeds? At what point is a dog considered a "pit bull" and therefore to be feared?

Emily, how does one know it has encountered a chocolate lab? Well, it's brown, lives to retrieve, usually very friendly dog. How does one know it has encountered a Dachshund? Usually a short long dog...etc.

Head size, jaw strength, muscle tone...even if the dog is not pure pit, if it has THOSE characteristics it is inherently more dangerous than a fluffer with pit or Rottweiler DNA. It just IS.

DNA is one thing. I probably have Neanderthal DNA if the internet is to be believed. But capability is something else entirely and THAT is what people worry about. --173.22.xx.xx

I think it is like most things in the lease. You are setting up expectations and creating outs for yourself. If you don't want dogs (or animals) that is how you market your property. If you want to try to get a broader range of clients and think that you can pick the good tenants with the good pets then that is how you set up your rules. I like animals and I can tell when I meet one if it is friendly or not. The rules you have set up can allow you to not chose the tenant with the bad dog and you can back up your decision with X Y and Z in the rules. Or you make the hurtle for occupancy so high the tenant doesn't follow through, like requiring the dogs medical records, shots, etc. and while they are doing that you get the place rented. That list above can be anything you want it to be. As Brad would say, you are the landlord, you are in charge. It is your duty to yourself and your family to get the best tenant you can that will take care of your property. It is not your duty to make everyone happy. --67.238.xxx.xxx

We are very clear about the temperament we require of animals. If my husband can't enter the house alone when the owner is not home, we can't accept that animal.

We want the kind of dogs that would lead you to the jewelry for a cookie.
