Mr. Landlord,

Our tenant, who has made many demands upon us as landlord, states that he has bugs in kitchen and has used poison and cleaned the kitchen to no avail.

We have had this rental as a single family house for 23 years and this is the first time we've had this complaint.

Who is responsible for alleviating this situation? We feel it is the tenant's own doing and therefore, his responsibility for eradiating the problem.

Please advise.

Bugs in the kitchen in a single family home is HIS issue unless it's something like carpenter ants. I would treat those just to maintain my structure. Cockroaches, sugar ants, flies, scabies, or crickets are the tenants problem. --74.46.xx.xx

Bugs in kitchen is very vague. Roaches are very specific. There are three elements required for survival food, water along with warm place to live. If the elements are taken away the roaches will not survive. So integrated pest control begins by removing the homes by chalking all the cracks in the kitchen cupboards along installing insulation foam where pipes enter floors or walls. Next put bleach in the defrost pan of the refrigerator along fixing any leaky faucets then tell the tenant to drain the sinks. Third step thoroughly cleaning behind the fridge and stove then getting rid any garbage. Buy Max Force or Combat gel then apply according to instructions. Sticky traps around the perimeter of the room and cupboards will catch some of them. They check in but never check out. Here on the cold days and nights putting anything outside the roaches make a run for it. There are also videos on You Tube. --216.123.xxx.xxx

The only thing I would check is the weatherstripping around any door/window in the kitchen that leads to the outside. Garbage spilling over or left on back porch or deck is often to blame. That needs to be cleaned. Open storm windows can also contribute. Compost bins bring lots of flies too.

A roach only needs 1 quarter size spot of grease to live for a year. If cleaning and his poison doesn't work, you can offer to put poison yourself at the cheap price of $150 a visit. It's rare he'll find anyone less than $100 for initial treatment. He'll either do it himself after he finds out how much others charge or he'll hire somebody.

It's his problem. Other bugs? Still his problem.

First go see the actual bug and identify what kind of

bug they have. If it is cock roaches and you leave it up to the tenant to get rid of them, you could end up with a nasty infestation.

If they caused the bugs to come in I would charge them

extra with the monthly rent and hire a pro to spray. If they don't keep the place clean after the spraying I would

At the least go there and look at the bugs and the problem. Only then can you access who or how to deal with it. What kind of bug, dont assume or take tenants word, trash? Open food? Perhaps a bug bomb would help. So what you can to be part of the solution. --66.87.xx.xxx

In my state/city, land lords are not automatically responsible for pest control, so as per our lease I only warranty the place bug free for the first 30 days of occupancy. During that time, I will pay for ONE treatment. Bed bugs are specifically excluded. After the first 30 days, it's on their dime.

Btw, you are correct regarding the cause of infestation. This absolutely IS the tenant's doing. Bugs go where there is food and water. Remove the food and water by properly storing and cleaning, and the bugs go away. They aren't just hanging around because of your tenants' winning personalities!

If your lease doesn't specify who is responsible, consider splitting the cost this one time after they sign an addendum making them responsible for all future treatments.

Peter,

Check with your health dept on who is responsible. For comparison, in Indiana, it's the RES in a single family and the LL in a multi.

In any case get over there and put eyes on. It's MY house, MY investment, and MY home's reputation, and MY rent income. Momma will leave over bugs.

Store bought remedies are cheap. Be a hero and treat it or the bugs will get worse. Leave them some stuff to re-treat.

Roaches can make a house stink. (mostly roach poo)
