Caller/ applicant calls and states they dont feel comfortable completing the on line app because of all the questions asked. She stated that it is not fair that I have all the apartments available and how do I decide who gets an apartment. She accused me of corning the market.

I told her it would probably be one of the people who filled out an application. Then she wanted to know how I pick. I greatly remember Brad advice of most discrimination lawsuits are based on what LL say so for every question she asked, I told her I did not know how to answer her question and advised her to just answer any questions on the application that she felt comfortable. --74.104.xxx.xxx

A verifiable good rental history, a decent credit score above the six hundreds, no unpaid utilities, no previous evictions, lies on the rental application. Nothing to do with sexual orientation, source of income, ethnic background. What is happening in most jurisdictions the vacancy rate is dropping where problem tenants are finding extremely difficult to start another eviction. Those on the extreme left think housing should be a right even if that right infringes on the rights of other tenants and the rental housing provider. In the province of Ontario most major urban areas the vacancy rate is reaching one per cent then may go down to zero. Any jurisdiction that has rent control there is going no new apartment buildings going up along with the normal movement of people to houses and condominiums does not occur. Applicants have to understand that there are consequences to government involvement in the rental market place. The socialist think they can legislate Air b-n-b away which is not going to happen. So if a tenant gets a rental unit they have to pay rent along with not causing any problems in the rental complex. --74.220.xxx.xxx

If they have been evicted along with moving around every three to four months then more then likely they have substance abuse problem which can be alcohol or illegal drugs. Smoking in a rental complex can create many problems during the summer months where if the windows are open the rental unit below the cigarette smell will travel to the rental unit above. Found one day closed the window then switched on the air conditioner as could not tolerate the cigarette smell. Later on that year she passed away as they do not quit till death. She did not look good a few months before where at that time you knew what was going to happen. Like everywhere vacancy rates have gone down so rental housing providers raise the bar on who gets a rental unit. --74.220.xxx.xxx
