I just had one skip back to Kentucky with 3 months left. Not much we can do here in tx. Mine is paid up through the end of June, left about 12 days ago. I posted notice of abandonment one day last week, and filed this morning. I will win in court, but will never be able to collect, of course, I will report to the credit agencies, but all that will do is give me a tiny slice of satisfaction. In TX, the only garnishment allowed is for alimony, child support, student loans, and/or taxes. You can get a judgment for x all day long, but it's hard to actually collect. That's why a lot of us in TX don't do year-long leases; we just do month-to-month leases, because it gives us the same flexibility as tenants. We can give 30 days' notice without reason; we can raise the rent; we can do whatever (within reason). Why lock them into a year-long agreement that restricts your own rights, when it's difficult to enforce the penalties?

The best we can do is chalk it up to tuition for the school of experience, and make whatever changes are necessary going forward so that you don't run into the same problem in the future. Clean the house, rerent, move forward, and don't look back. --96.46.xxx.xx
