Does anyone have an existing Early Lease Termination Clause re: charging the tenant 2-3 month's rent to break the lease?

J,
My lease is clear:
Early Lease Buy Out Fee $_______ Resident may pay this one time fee to end the lease early and not be held liable for the remaining months of the lease. A 60 day notice is still required.
This simple clause has brought in THOUSAND$$$, often without even asking.
In one year this one clause paid for my red Porsche.

By the way, J, I wouldn't use a homemade clause that someone elsewhere in the country suggests.
While a liquidated damages clause is enforceable in CA, there are VERY SPECIFIC REQUIREMENTS. If you fail to fulfill them, the clause will not stand.
