Fixed some concrete balconies at the apartment building today where rented a skyjack where repaired the worst balcony today. It costs $500.00 per day plus the $200 safety course and $250 for the safety harness. On the one hand was able to go up to 26' or 8.5 meters in a matter of few minutes. If scaffolding was involved it would take time to set up for all balconies which could be days. Structural work higher up is too difficult from a ladder and dangerous. There is some sway from the platform which you have to get used to. Was able to mix the quick set concrete on the platform . Some of the bricks higher up will have to replaced where going to rent the sky jack to finish all the other balconies then start to replace some of the bricks. There are many videos on You Tube about sky jacks. So far was able to replace some of rusted out tubular steel on the balconies which can be done from inside the balcony. It is matter of cutting out then grinding then welding a new tubular piece of metal. Around two or three dollars for a thicker wall tubular steel. Flux core welding is a bit like glue gun press the trigger the wire continues to be fed where stick welding requires much more skill. Since running apartment buildings full time one can only one thing to focus on. Like always there are some tenants who complain about noise but if you want to live in apartment building where repairs are done then there maybe some noise on and off. I purchased years ago a 26 foot JPG Manlift. I lowered the

cage so I didn't have to climb a two step ladder to enter/exit. It requires 4 out-riggers, around 5 feet long to stabilize it. If it's close to a building, that out-rigger is replaced with a shorter one. The unit can't tip against a building more than a few inches. My unit is run by a 12 volt car battery attached to unit with a charger.

This is a push unit, I have to move it as I go along.

New this would have cost me $7,000. I got one used for $2,500. It has paid for itself many times. Especially when I re-roof a 2 story building. I can bring up 3 rolls of roofing material. I also made a remote via a wire so I can control the unit from above, in the cage or on the ground.

When I rent units, the cost to deliver and pick-up is crazy. Owing a lift with a truck or trailer is wonderful.

Since my unit is skinny, it fits along narrow walkways between buildings.

A tenant that was late on their rent wanted to go up on it. I put them in the cage and they stopped at 10 feet. Too much fear of heights. I then with my remote lifted the unit to 20 feet and gave my tenant an option. Wife can pay the rent or I can lift him 12 feet higher in the air... He called out and told his wife to give me the car payment money to pay the rent now.... I then lowered him to the ground......He was shaking for an hour.... --47.156.xx.xxx

I am going to sell that last of the three apartment buildings where going to fix the balconies along with filling the vacant rental units with responsible tenants. The balconies are a real negative as this is structural. So far found expensive to rent out a skyjack so the work can be done in one day instead of putting up scaffolding. So far as legal as long one takes the ministry day course then it is legal to use this equipment when used with a safety harness. So if someone came around from the ministry of labour then there should not be any issues. Later one going to replace some of the bricks higher up where will rent a different type of lift. If one thinks are impossible then it will never be done as there is always a way. A real estate agent but also have private buyer so see where things are going to go. I had to start to take my pension as will need funds to continue where it is going to take four months. At present in the province of Ontario there is no future for smaller rental housing providers as long as the Fiberals are in power. Hope next year the Fiberals are voted out. --74.220.xxx.xxx
