What do you do for Lease Signing in an Out of State? I showed the property to their representative as one of my requirements to be present before submitting a rental application. Now, I'm processing the application and once I got them accepted that my other requirements is lease signing in person. They're in State of NJ and will be moving by June 27th where my property will be available by July 1st. I got them approved but they want to send the paperwork via e-mail that I haven't seen them except on their IDs only and their friend over here who saw the property. At first, they want to submit rental application without seeing it as they see the pictures on line but rejected it as one of my requirements is to see the property before applying. What do you suggest for Lease signing personally or okay to send it via e-mail that you haven't met the people yet except communications via e-mail, text and phone only?

I have used e-mail to send leases back and forth with multiple applicants in the past with at lease one appliant we had never met. I do agree that it is best to have them see the place first.
I don't see any issues in sending the lease back and forth through email. Maybe someone else has some precautions such as zipping the file and encrypting it with a password that you send in a separate email. --155.188.xxx.xx |

I've done it many times. But only after meeting their rep, as you did, getting proof of identity, funds, etc. Many people I rent to are moving here from somewhere else! --173.22.xx.xx |

I have also done leases in a scanned and emailed format .
But I have read that the giverning landlord and tenant authority may only accept original signatures. If true, this would leave the landlord in a difficult position. --70.31.xx.xx |

I have emailed the lease to them in a PDF and had them print it, sign it, and overnight it back along with the cashiers check for the required funds. Another option for you might be a holding agreement with the lease to be signed when they move in. --70.178.x.xx |

Since you will be signing in one state and the tenants in another, don't forget to specify in the lease your (mutual) choice of law. Under the laws of which state should the lease be governed?

We fillout the lease amd email it to them as a pdf so they cannot change it.
WE do not sign it.
They are to take a photo of the front page and text it to us..
Then go online and send the money over PayPal.
24 hour deadline. Preferably within a few hours.
We do not give anyone the keys until we meet them at the house, confirm IDs, they sign the move in inspection.
