So a couple see the property, complete background paperwork, & expect to move in asap due to previous LL selling prop. Mama & Papa Bear + 2 teenage female bears ready to proceed. Their background checks out - but - I got 1.5 SD just in case from dispo 7 yrs ago!

Pro rata rent for June 15-30. We all meet Thurs on site, adults both sign LL provided monster lease, give funds, keys exchanged etc. The drill.

I go dutifully Friday to the bank & deposit both rent/SD checks before 4 pm

Monday morning Mama Bear works tirelessly to transfer throughout the day all utilities into tenants name

Monday night after 8 PM - Mama Bear texts me announcing one of her teenagers wants a place not so country-like, in a neighborhood with a pool, & wants a different house, etc

Mama Bear is announcing the den of 4 are they're planning on leaving. ENTER BABYBEAR - teenager is just now demoted! Mom's obviously NOT in charge.

I reply to her - with a text saying - all written correspond from this point forward must be via email. I Just now again confirmed with the bank that her funds supposedly have cleared - no evidence of a hold. But, on that, I'm still holding my breath. No email yet from her with anything further..

I curiously dropped by the property today. It's just as it was over the weekend. No beds set-up, looks like a storage unit they've parked stuff off the truck, utilities on. No one has spent a night there as MamaBear texted Monday saying they'd be staying in a hotel because the girls don't like the house.

Typical wacked-out nutjobs. Wierd. I'm posed for the the next shoe to drop which could be the dispo filing if they holdover into July. . No one can make-up these looneytunes any better than real life.

Once upon a time, I had a mom who was anxious to move her family of (5? 6?) into a 3/1.5 from the little 800 sf WWII 2/1 they had outgrown. She was also tired of taking care of her little 1st grader's kitten, or puppy, or whatever it was. She was eager for an excuse to get rid of it--- "The mean old landlord doesn't allow pets on her hardwoods, so Fluffles has to go."

The 1st grader was thrilled with the idea of her own room. She was happy to give up Fluffles. But then she decided she preferred to keep Fluffles. So when I called to offer them the house, Mom withdrew her app.

I don't mind people changing their minds, preferring to stay in place, and not viewing animals as disposable. That's okay. But what really amazed me was (a) the mom allowed her first grader to dictate whether or not the pet stayed, and (b) whether or not the family moved. --96.46.xxx.xx

Brad is correct. Your place is the family's 2nd choice when they thought they would not get their first choice. Then surprise--their first choice came available, and you had to be declined--someway--? And this stupid excuse is all they could come up with on the spur of the moment.

I wouldn't be surprised if this family was the first owners 2nd choice as tenants, and he only contacted them when HIS FIRST choice of tenants fell thru.

So let him have them. Make it easy for them to leave and get control of your property back ASAP--because your best tenants are still out there! --108.87.xx.xxx
