At my day job this young college kid told me about

how he just bought a t.v. and it put him in such debt that

he moved out of his apartment so he would have money to pay on this new t.v. He said for the last few months he has just been staying with friends or family.....

anyone where the could live "rent free" with his prize t.v.

He said his two friends said he could come live with

them whenever they get to where they can buy a house

if he will bring his new t.v. and let them all use it.

Listening to his story, It was so hard to keep my

mouth shut as a LL. He was beaming from ear to ear

over his t.v. yet had didn't know where he was living from

week to week.

Back in the 70's I worked with a guy who bought $5000 of funiture for his home. When the furniture was paid off they were going to buy a house. Ten years later some of the funiture was worn out and still renting. I bought a $1000 of funiture and my home and a rental. --96.64.xxx.xxx

If always amazes me how people are so fixated on widgets.

This guy moved out of his apartment so he could afford his tv? That's astonishing. Makes me feel like my life should get easier and easier as I do real estate. --74.46.xx.xx

Bill tells the story of working for a local hardware store as a teenager. He and another employee delivered a riding lawn mower to a mobile home once. They had to tiptoe over the front lawn which was soaked from the septic system flooding over it.

As they went into the trailer for the owners to sign the paperwork they noticed the new big TV in the corner. They also noticed the couple was using the box the TV came in as the crib for their baby.

Every Black Friday, when there are thousands of TVs being bought at our local stores, I have to wonder how all the TVs seem to break at that time. Then I wonder if some of these people just don't get another TV every year. I guess I just don't watch TV that much to care. But then, I have plenty of work, hobbies and reading to keep me busy. --96.236.xx.xx

Sounds like our first eviction. When this tenant first moved in, he went on about how he was so proud of this TV he got from Rent-A-Center and how he had worked hard and deserved it. But in a few short months he lost his home because he couldn't - or wouldn't - pay his rent. --47.184.xxx.xxx

I was counseling an older couple on their finances a few years ago. They couldn't meet their bills each month. So I went through their budget line by line. Except they didn't have a budget yet, so we had to create one. I recognize that they had some medical bills that were hard to cope with, but their major problem was that they had huge credit card debt. When they determined if they could afford something, the only question was how much more per month would it add to the credit card debt. It never occurred to them that they should wait until they could actually pay for it.

A few months later, their car broke down and they had to replace it. They got a huge Dodge Durango, with a huge monthly payment. I was stunned. I asked them why they didn't get something smaller and cheaper. They said that the "Buy Here, Pay Here" guy said they could afford it, so they assumed they could. I just shook my head. They will never get their debts paid off before they die. Which means they will leave the debt to their kids, or to us. --71.218.xxx.xxx

2 years that tv will be outdated, too small and cheaper. Hopefully he will remember what he lost for a trendy thing. A $1000 tv that will cost $1500 for using credit.

When we signed up awhile back for satellite they had to send us an adapter because one TV was so old. The tube is going out and you have to beat on it/let it warm up. But hey, you can still watch it! Not that we need it much-we hardly watch TV anymore. Tenant hand me down. --107.77.xx.xx

We had some tenants who bought a gigantic oversized (and new) pickup - then proceeded to claim that our rent was too high, that they both had to work two jobs just to break even. Not to mention the trip to Hawaii, the big tv, the deluxe cable package. Oh, and they had a classic truck worth about 30 grand in the garage...

They moved out about 10 years ago to "buy a house" - it was one of those government programs with a minimal downpayment and a tax deferral with a balloon payment due in something like three years. While shopping the foreclosures three years later, guess whose house I found... Last I heard, they've split up and the wife and all of the kids are living with her sibling.

But it was all because our rent was too high... --71.175.xxx.xxx

Wilma, that same thing happened across the street from my wonderful big colonial duplex. They sold ethnic art prints to make the payments and then those went out of favor and they lost the home. Meanwhile a branch went through the roof in the back and they just had someone put a tarp over it. When the bank took it back it was damaged from the roof, through the first floor and into the basement. That house looked wrecked in the front too. The steps had collapsed and the siding had faded to a bad green. It was an eyesore and my tenants complained about it I did not raise rents there due to the ugly sight across the street. Finally someone bought it from the bank and fixed it up. It was just too much for me to handle since I had cancer surgery around the time the house was going through that. The government program was sponsored by Nancy Pelosi and Harry Reid and gave 200 K mortgages to first time home buyers but the contract forbade them from selling for five years. I guess Pelosi and Reid didn't want any house flippers to get in on the program, but that would have saved it actually. I was trying to settle my mom's estate and inherit all the rentals. The appraisals were coming back ridiculously high in 2006 so I went to look at the comparables. Some were unsold and some were boarded up shacks appraised at over 150K in a bad neighborhood. I got a different appraiser since the comparable values must come from sold properties at the time of the death which was 2005. So the appraisals came down hugely. Thank goodness for that since NJ has an inheritance tax for children and I ended up paying 37K as it was. Then I found out about the Pelosi Reid boondoggle and realized that the realtors had jacked up the appraisals on the boarded up shacks in preparation for selling them to some unsuspecting buyer for 200K. --73.33.xxx.xxx
