We are getting tons of applications where applicants are stating reason for moving is owner selling the house. Easy enough to verify. But a lot of the ppl are S8. Also S8 are moving because housing wont pay the markets rents which are now higher than what S8 typically pays. Our rents are higher than S8 will pay.
So the question is: where are all these s8 folks going to go? Most are single moms 2-5 kids, about ready to lose their vouchers, bad credit history and some eviction history.

They are slapping up tax credit housing around here like it's going out of style. Will tax credit properties take a S8 voucher?? Likely where most of them are going around here. I haven't had a S8 call in ages.....knock on wood.
Local town put up 30 tax credit units last year. In October the local paper reported 20 of the 30 units were vacant or about to be and 15 of those units were pending eviction. So they are now in the process of finishing another 18 units because they can't even keep 30 full. But our market is different here.....we don't do apartments & people expect to rent houses. And the way the city went about doing this was a little underhanded & tricky in that they didn't really advertise the fact that they were tax credit & prospective tenants had to fall into income guidelines to qualify. Yup we've got them and local LL Association tried to enlighten local government how these units are bad for our community. No luck. We have 14 of these developments representing around 450 units in our little rural town of 17,000. Average cost to taxpayers is $217,000 PER 2-bedroom apartment. They do take S8. I had a great property in West Hollywood that each tenant was unique. I had writers, city counsel members, clerks, lawyers, a doctor, etc. All high paying jobs.
But this property was under rent control with some years not being able to raise rents and other years limited to 1/2 a percent.
I told my tenants that they day was coming that I was going to sell the property to a developer and everyone would have to leave with a years notice.
But these great earners that were paying around $800 a month for a 2 bedroom 2 bathroom apartment with two parking spaces didn't save money or work more than 30 hours a week to maximize their income.
So when the notice came, they'd have to leave, they were "caught off guard". The tenants took the new owners to court, you know rich landlord against the "poor tenants"!
So I had to provide information about my x-tenants. On average they could earn over $150,000 a year and paid around $10,000 a year in rent, far below market. They could have saved over $50,000 a year, even after taxes. The average tenancy was over 10 years. They could have had half a million in the bank, enough to buy a condo for cash.
Like Section 8 tenants that get something for free, they don't take into account the day they would have to provide for themselves.......

As the economy improves then rents have to adjusted to cover major renovations and repairs. Vandalism which causes expensive repairs where carpet, hardwood, doors, drywall has to be replaced has to be built into rent. If government build rental units then it is always going to be much more expensive then a subsidy for the private rental market. Now rental housing providers are reluctant to take on lower income tenants along with lower rent which is not going to cover the cost of repairs as everything in rental unit will not last past one tenancy. --74.220.xxx.xxx |

Having dealt with this program previously, my first thought was, who cares?
Just as long as it isn't in my rental properties. I'm done with this program.

Gail I am with you. I think that every day when they ask can I get an apt with my eviction history and think yes, just not one of my apts. But you have to to keep current on your market and all these s8 are saying they are going to lose vouchers if they dont find housing and many say they have been looking for months. Many have been in the same apt for years and are only moving cause Housing wont pay increase or owner is selling. We are planning on selling one of our house because sec 8 wont pay market and we dont make enough. So where s8 wouldn't pay market and that tenant is going to end up somewhere less desirable than our unit because s8 are not paying. Similar here. They remodelled a cluster of small 2 story 4 plexes at a cost of $150K per unit.
New apts went up for $180K per unit as "affordable housing".

I think that reason for moving is one that LLs will accept without verifying so it makes for a clean lie.
Or your Sec8 office is driving LLs crazy and they want out.
Or this is a good time to sell!Rates are still low and buyers are buying!

I believe where millennial may have made it cool to live in a multiple generational setting - that trend is slowly shifting. I just had a property up for rent and almost everyone was moving because the landlord was selling the property. It makes sense, as a lot of these landlords were only landlords because they bought at the peak and couldn't sell for what they paid for the house. yes, i have noticed this as well. the return of equity has made it wise for those not inclined to landlording to exit the venture. i tried to help some section 8 voucher holders years ago but learned the program is a PITA for a landlord. they also demand leases, which i never do. i've met some section 8 types that had very long tenancies and held the voucher for years which means they are smart enough to know that the program is manna from heaven. i've also met applicants that revealed they lost their voucher due to being a moron. all other comers are screened as usual. if the owners are selling that's easy enough to find out...get their number from the applicant and call.
i've also started demanding bank statement and cancelled checks for proof of timely rent pmt. those without bank accounts are declined as are folks that cannot figure out how to get a check copy off their banks website. --76.176.xxx.xxx |
