What is the best piece of advice you ever got from this forum?

I'd say for me it's probably the self rent rent raise idea.

Another one is letting all calls go to voicemail.

Other things I've learned here:

Stay away from women in the desert with shovels.

Don't rent to terrorists.

It's OK to drive a flashy car.

Stay out of California at all costs.

Stay out of Canada at all costs.

When it comes to MTM vs. 1 year lease, there is no right answer.

When it comes to LLC vs. Umbrella Policy, there is no right answer ( just get both).

When it comes to Emotional Support Animals.... there is a right answer. It's just illegal to say it.

-allure flooring

-bank account, make them pay there

-no section 8

-lease initiation fee

-Early lease termination fee

-just follow the lease, remove the emotions...

-FB marketing

-website marketing

-advertising in general

-remove yourself from the operation because YOU are the obstacle to the business growing

I've been following this discussion board for about a year and have already learned a ton. Although I have truely learned from many people here, I am especially thankful to Steve[MA], as he is undoubtably an expert with Mass specific questions. One of my favorite things I have leaned thus far is the "pay day" rent option, where you divide the monthly rent in half and have that amount due every other Friday (26 payments). This system makes it easier for tenants that can't manage money, and enables the landlord to collect an additional (13th month) of rent. --174.192.x.xxx

The best advice I've had is to come back here often and actively engage with other LLs. The camaraderie alone is worth it, but the tips and tricks are priceless, as well as the new strategies that alter our business profoundly. I'll share a few that have been particularly useful and profitable:

1) Don't chase rents. Tenants take payments to my bank and deposit.

2) Pet fees and pet rent. Cha-ching!

3) All calls go to voice mail. Listen. Think. Come up with a plan. Then respond. I can actually laugh at their messages too...which would be rude in person.

4) Google voice. Amazing. I don't like the new interface because it seems to be missing a lot of functionality the old version had, so I still use the Legacy version. I hope it doesn't go away any time soon (or ever!).

Best advice that CHANGED our operations in the past year alone:

1) no grace period.

2) actually following through on your lease for lease violations. Don't be afraid of your tenant!(or of losing one)

3)collecting rent via direct deposit. WE ARE INVOICE FREE! Ridiculously, I was doing that MANUALLY every month:/

4). Home inspection.

5). The push to get to know fellow LLs in the area.

6. How to make your rentals both nice, yet "tenant proof." And if not that, then how to charge for both blatant damage and tenants'days oops moments.

7. To salvage communications with your tenant by limiting them.

Learnt many things here, but one that comes to mind right now....install kitchen backsplashes.

Ive recently started doing that and what a difference it makes in the appeal.

I use basic beveled 3 x 6 white subway tiles and they really make the kitchen attractive. The annual return on the material costs is at least 50 percent......if you dont count the labor cost, which I supply for "free". --70.31.xx.xx
