State Specific Question About: CALIFORNIA (CA)

I have tenants moving who have no credit or poor credit. But they have paid rent perfectly for four years. Is there a way to use this positive payment history to help them improve their credit? --76.90.xx.xxx

Thats what the credit reporting does. Their credit should reflect their recently good payment history, and yield a higher score, steadily improving so long as their good habits continue.

Why? if they are moving out who cares? if they are moving in all you will do is help them get credit cards and make it harder to pay you rent, leave well enough alone --24.25.xxx.xxx

Just wondered how to report good payments for two reasons:

1. Good tenants who don't have credit and don't believe in credit cards. I have tenants like that. I accepted them on a personal recommendation 2 years ago and they are fabulous. I hope they never move. But if they do, I would like to help them.

2.PITA tenants outgoing. The main good thing about them is they paid the rent very well for four years. But finally their bad behavior tipped the scale over. They will find it very hard to rerent as they have no credit. It seems to me that their payment record should count for something. --76.90.xx.xxx

How to do?

Thats what the credit reporting does. It reports for all to see and draw their own conclusions.

Hi Lisa,

Thanks. Yes, I did give them a positive payment history reference.

Hi Moshe,

Yes, the credit reporting does that with one huge exception. The rent. The rent does not get reported to a credit agency by me. I don't know how to do that.

They are not paying a mortgage, which would get reported, but they are paying rent. How to report those payments?

Rent is the highest, most regular payment that most people make, and they do it every month. But unless it is reported to the credit bureaus, it won't show up to improve their credit.

I think the credit reporting agencies do pretty good.

People who default on bills default on bills other than rent, too.
