Guy named 'Dominick' calls on our 2 bedroom apt ad, says his girlfriend is having a 2nd baby.
He's calling wants to rent the apartment FOR her. She has no job, but he says he's going to pay the rent but not live there.
Has anyone heard of this before? My inclination is no, it seems too bizarre, too many wild cards.
What if they break up, argue for instance? What if he disappears. He can be on the lease but this still leaves a family with no income actually at the residence.

no different than a cosigner. if they both pass my criminal & civil background and he passes financial, I'd rent to him/her/them. I have never been one to require all parties qualify individually ... that makes no sense to me. --72.95.xx.xx |

I've had situations before. A guy paying rent for a house for his mistress to live in. An artist's agent/manager paying rent for the performer's house because her credit was so messed up. Not my problem -- is the rent reasonably well assured? That is my concern!! An extra month's SD can give me a great deal of comfort, so that if need be, I can evict without worrying about not recovering my rent!

I had a similar deal recently - father and daughter setup. Daughter was not pregnant but was stiff - no credit or job. Months later I was served with a legal letter and ultimately a lawsuit for the father's slip & fall accident - which he claims happened a week after he co-signed the lease. Sounds like a lot of drama waiting to happen. Just say no and keep looking for a qualified Tenant.
Now is a good rental time. Renting to anyone is easy but finding quality Tenants takes some effort. I would rather sit with an empty unit instead of renting to the wrong Tenant.
