Tenant in violation of lease on a couple of items. Truck on lawn, other vehicle parked in front not on lease, debris in back yard, possible other people living there besides the two that signed the lease. ( how to prove it?) How should I address the issue? I have done non payment but never violations.

Call first and back up with cert. letter or

Send cert letter and do not call first.

Please correct ....... within 7 days or move immediately or

Please correct.......within 7 days or I will start eviction or

Please correct......within 7 days or consider this your 30 day notice to move.

It's always a good idea to act as if you'll end up in court. So you take pictures of the violation(s) and send a letter with the photo documentation, as well as a copy of the page of the lease with the violation(s) highlighted. Give them a specified time frame in which to cure the violations. The "consequences" will depend on whether you think they are trainable or not, and how much you want to keep them as tenants.

We had issues with a refugee family: boxes of trash set in front of the house, trash on the ground multiple places. After the third time of telling them that trash needed to be kept in the trash cart only, it occurred to me to ask if they needed another garbage cart. She was thrilled to hear that was an option, and was willing to pay for it too. Sometimes you just need to educate them and figure out if there's an underlying issue that needs to be resolved. --174.96.xx.xxx
