I am tired of my appliances disappearing when the tenants move out. The police do nothing because it is a "civil matter". Any suggestions? Is there an inexpensive GPS device that might solve this problem? I have been learning from this site for a couple of years, but this is my 1st time posting anything. --108.219.xx.xxx

For rentals have never bought new appliances where bought used appliances on the internet sites. Here it is very common when kitchens are renovated all new stainless steel appliances are installed where the existing appliances will last three to five years. Then build the cost of appliances into the rent. If you can locate the former tenants then it would possible to take them to small claims court. --74.220.xxx.xxx

Since it sounds like an ongoing thing in your rentals, either don't offer appliances or upcharge a bit--like a rent to own. When they leave, they can have them(if paid off)or get a portion back for leaving them in GOOD,WORKING condition.

Also, if you are putting in very nice appliances and still decide to offer appliances, just put in the basics-no ice maker, no electronic, etc.

You can also spray paint in BIG BOLD LETTERS on the back: Property of ABC Management. That may help deter theft a bit.

Milwaukee sells a "tick". It's a gps magnet.

Make a fake coding like AU123 on the fridge, AU124 on the stove. Have the tenants see it and sign next to the code on the move in sheets.

Bluff them. Send them and all their references and emergency contacts a text that says: So and so has 24 hours to return the fridge to the front porch, no questions asked or we will be filing a police report for theft.

Love the spray paint coding idea with tenant signing on move -in form. We are a small potatoes, Mom and Pop operation, but we try to operate and look 100% professional to our tenants. Hiya Scott!

-My helper called the police and got the basic "It's a civil matter". *I* called with a slight panic in my voice "I've been robbed! Someone stole my appliances!" 2 officers in minutes.

As one took pics and the other wrote the report he commented "It's a good thing you reported these. If we had stopped their truck we could have done anything unless you reported the theft."

I also had the resident's driver's license from the app to give the officer.

Some proactive management tips we use:

Move in inspection, signed by the res shows the appliances.

Move in Photos show the appliances with a close up of the serial numbers.

Back of appliance in permant marker says PROPERTY OF ______ (Not foolproof but better than nothing.)

We now bolt ranges to the floor. Need a system for fridges.

Min of 4 Emergency Contacts per adult at lease signing with signed permission to contact any and all if needed.

Fewer evictions: ZERO TOLERANCE on lates has cut our evictions by 75%. The few that DO go thru are for minor amounts.

We also send move out checklist to evictions.

I looked into thumbprints on the lease like the pawn shops. The police now use DNA swabs. hmmm...

I have come to realize that no single magic bullet exists to solve this problem. I will implement many of the suggestions offered on this thread. It is best confronted on several levels. Brad, I have been trying to get to a zero tolerance for late payers. Even so, I recently succumbed the sob stories of a single mom and a decorated ex-marine. I eventually evicted both. My leniency did not help them get caught up, and it certainly did not help me. I agree that fewer evictions should translate into fewer lost appliances. --108.219.xx.xxx

Simply make ZT your standard practice - and stop answering the phone! so they cannot push your sympathy buttons!

ZT is not something you lead up to. They can sense if you are tentative and push you.

The decision is hard, I know, but once you commit a cloud of stress will be lifted from you. It's no longer up to you when you realize it's up to THEM to pay their rent on time.

AND THEY DO PAY! When you set the line they respond.

Brad- Bolting the ranges into the floor makes sense. You prevent theft, and stop them from getting accidentally tipped over.

Scott - When I leased low income apartments, I too had a problem with appliance theft. I consequently stopped providing appliances. For my other rentals, I created a special personal property lease rider, which the tenants must sign, that describes in detail each appliance (make, model#, serial#, overall color, trim highlights, dimensions, accessories). The list also included ceiling fans, specialty light fixtures, and venetian blinds. (You never know when there could be a change out with a cheaper quality item.) I've had this system in place for 20 years, and I've never had a problem. --66.87.xx.xx

My gut reaction to bolting down a range was negative. Tenants would never clean under or around it. But heck, they never do anyway. My best tenant is a professional house cleaner. When I moved the range to replace a bottom element, I was disgusted. She has never moved it to clean. She has been there over 10 years. This may be exactly what LL's want,..but I'm for breaking a few "windows"

So do what as some here suggest for YOU MR/MS LL. But send a letter to your editor,... complaining about how police treat LL thefts (as if someone came to your house and to a police person or a judges house and took their refrigerator that it would be treated differently.That in fact, good honest tenants ultimately pay for this as our operating costs have to be passes on

But then also do in the same letter to the editor,..an open letter to tenants ,..that they can take appliances w/o fear of any reprisals from the police. Our Chief got the message (didn't want the public attention about this) I know of one LL,..(the only one I knew called them about this, at least had the police write up a complaint and will go after the tenant if they ever get stopped for a traffic violation and said they would run an occasional search. Also I believe they can effect something when they try to renew a drivers license.)

I don't know if it will work in all areas. Might use a pen name when you do this.

One suggestion: This subject should be addressed at the upcoming Mr. LL convention. Following up John [MA]'s lead, there should be an open forum, with input from the attendees on how to effectively change this current wrong-headed "Civil Matter" stance. Just my thought: Why not first seek out the city/town corporation counsel or county state's attorney's office to seek out their stance, and find out how they would pursue the subject. If they consider it a "civil matter" then of course the police departments wouldn't want to waste their time dealing with it either! --66.87.xx.xx

Pattyk, you hit the nail on the head! I stopped doing credit checks 8 or 9 years ago because all of my applicants had bad credit. That's about to change. I am going to start using mrlandlord.com's Credit, Eviction, & Criminal Reports. I have also learned many new screening skills on this site.
