I’m going to put a home theater into a finished basement of my 8 bedroom student rental.

I’m looking to spend about $2k for projector, receiver, screen, and speakers. For seating I have a couple of couches.

I plan to do the install myself (hopefully with my son's help), using surface wiring and free standing speakers. Does anyone have any experience installing a home theater system and can they give me any tips to do it? My student market doesn’t care much about the looks of surface wiring and I’m looking for a relatively easy way to do it.

Any ideas on how to get a “basic” home theater put in are much appreciated. Thanks, Bill

I suggest using conduit to contain the wiring (think ceiling) , suspend a platform just large enough to hold the projector, and mounted speakers with the screw/s tight enough to allow aiming to get the -full sound feeling-, hopefully you will have the blacked out windows insulated like everything else there so a passerby would not get interested in learning what is there and finding out if it will work in the basement where he/she stays with you learning a week later the system was taken, I just spoke with a old classmate of my step daughters who found all the electronic stuff missing from personal home after some college guests came and watched movies at her family home. --76.188.xxx.xx

Just kidding. Kind of.

If you are set on this project, you can use a fish hook style extension rod to help you out if you need to install within a wall. I'd buy one and have it unopened but available.

Perhaps the easiest way would be to run the cable either under baseboards or along the wall/ceiling inside of plastic or metal conduit. No one is tripping or ripping cords. I'd make it strictly a one channel system. It would be setup and no one could mess with input. A lot of kids know how to do this, but some would like to think they do and could mess it up. I'd lock up the main box and speakers and put the key in a place the responsible party alone could access. Make lots of copies of the key. --136.32.xxx.xxx

Can you find used so it's cheaper and less apt to be stolen? My son's dive at college has "stadium seating" in the living room for more space. Someone figured out a way with cinder blocks and plywood to raise the back couch up so they could have enough room for 2 couches. Unless you can increase rent dramatically for this, get your money back in a year, I would never spend on this. I agree with the others. Think STUDENTS, with lots of friends, party, possible drinking or drugs that friends may bring in if none of your 8 students don't. Hidden on the basement. NOT a good combination in my book.

Have you checked code enforcement on this? Do you have fire exits? What is your liability if it starts on fire and those kids and friends can't get out? How are you going to keep it from getting stolen or tampered with. I would think security cameras inside would be a privacy problem.

When your students decide to have a bon fire in the living room above it, it might mess up the acoustics in the theater.

Student housing has to be durable and functional. Installing $2,000 of electronics is functional, but I would expect it to last less than a year before it is destroyed or stolen.

You are more than welcome to do as you please.

Well, I may be foolish but I’m not a fool (Let's hope). I’ve rented to only students for the past 11 years, since I started, so I have a decent idea what they’re like and what they do. And this may well be a foolish idea, but I’d like to try it, and if nothing else, I’ll think I will learn something. I’m not mortgaging the family farm. :-) And yes, I do plan to raise the rent substantially and I’m thinking of a break-even of a year or two.

Thanks for the concerns about egress and the like. I hadn’t given it much thought, but the area is a finished basement that’s legal and has an egress door.

Actually, the current residents already have a pseudo theater set up and they just have a projector on tall shelf and project onto a wall, They have two couches which they sit on and are giving me after they leave. I planned to improve on what they are doing with a fixed projector, a $200 120” screen and possibly something to raise up one of the couches to give a bit of a stadium seating effect. Still Learning, If it was my own house, I’d go with the cinder block, plywood, to raise one couch, but I am concerned with the liability if it breaks, so I may purchase something if it’s less than a few hundred.

Pattyk, qood question about surface wiring. Most of it is low voltage speaker and hdmi, but I did plan to put the power cord in the surface wiring, so that may be a bozo no-no. And funny stuff you wrote: Geeze, my wife and I can’t agree on a movie. She likes action and I like well rated dramas. How about, I reserve the right to bring my wife and kids to the movies on occasion?

Ray-N-Pa, I guess I will learn if what you said is true. :-) Hopefully, I’ll be able to come back and post that I raised the rent $1k, and they invite my family to movie night once a week and serve us popcorn and they clean and polish the lens and screen every week. (in my dreams right?)

If you're stuck on offering perks, I'd consider a pool table and coin-op video games. Still a perk to students. Problem with equipment is that you have to keep it vented and it's technical. Ken, I do my best not to rent to Bluto and Flounder.:-) So far my biggest problem was one of the few non-students that I rented to.

Landlord of the Flies, I'm not stuck on offering perks. But I am in a competitive market, so I am stuck on determining what my customer wants, so that I can provide a superior offering. Besides a zero vacancy history, and decent returns, I also really enjoy it.

I have used Legrand Wiremold from homedepot many times, very rigid, surface mount. You can add a bead of caulking so they can't even put their fingers or anything in between the gap.

Yes it's truly an 8 bedroom single family. I think when built in 1990 it was designed to serve as off campus housing. As I mentioned, by the grace of God I've never had problems with the students but I will check into what happens when a tragedy like you described, happens in a college town.
