I have a long term tenant who reported to me that a newer tenant hooked up a hose that was left in the basement by a previous owner, in order to wash his car. He did not ask permission.

I do not want the extra water usage consumed as I am paying for that. What's the best way to handle this?

If you have an outdoor spigot, remove it. I don't know if maybe there are locks for those?

Or have tenants pay for water. Otherwise, don't be surprised if their kid starts a carwash biz for the summer on your dime...

There are faucet locks you can purchase at Home Depot or any plumbing supply store.

They are inexpensive and will do the job.You screw them on and add a little padlock.

Hopefully no one will try to cut the lock off, but if so, keep the water off in the basement with another type of lock system. --32.215.xxx.xxx

I let my tenants wash their cars anytime they want. I keep my tenants for ten and fifteen years to life. I make thousands of dollars by not having empty units for a month or more every two to three years. You can be cheap with your renters and make life harder for them if you want to but I would advise you that it's going to hurt you financially in the long term. --73.33.xxx.xxx

We disable all outdoor faucets to prevent vandalism like leaving it running for a week.

We also remove EVERYTHING from the building that is not connected, like extra hoses.

Dave, what did they hook the hose up to? If it's an existing exterior hose bib then install an interior shut off that the tenant's don't have access to.

Years ago I had someone fill a small swimming pool by running a hose into the boiler room & attaching it to a water heater draw off. Then they wondered why they didn't have much hot water.

Personally I would have a talk with the new tenant & explain that if they want to occasionally wash their car it was OK provided they didn't leave the hose connected & there wasn't a major increase in the water usage. --72.93.xxx.x

Your 2 posts come across as a bit sarcastic but I'm sure are meant to be helpful or least I hope so. Perhaps you did not understand my initial post.

Of course we all want long terms tenants who are not not problematic. Raising the rents every year even a few dollars seem to make sense to me. That's what many others do but that is a separate conversation.

My initial post stated that I have a fairly new tenant who is using water in a way that I do not approve of. A long term tenant brought this water usage to my attention. I have since spoken with all involved and plan on updating my lease related to water usage for all tenants to sign going forward. I'm the boss! --75.144.xxx.xxx
