Do any of you make your leases end a couple of days to a week before the end of the month so you can get someone in there by the first? Seems to me everyone wants to move in on the first but I'd like a couple of days to show/fix/clean/check things before the new people move in.

I'm in a student market, so I have a different situation.

For years, my leases have always run June 1 @3pm - May 30 at noon. This gave me a few hours.

I realized most of my tenants were out a week or more earlier.

My new leases that I just signed the lease ends on May 25 rather than May 30. Still not awesome, but not terrible, and no one complains that they get gypped on rent. Most of my tenants are departing for a new city after graduating from the university.

If I had normal tenants, I'd probably only go until May 30 or something like that. --131.151.xx.xx

I nearly forgot -

Many of my new tenants don't actually take up residence until August, while paying for June and July. Again, college town.

If I have MAJOR work to do (one year the bathroom had to be completely torn out of a couple of them) I charge a holding fee equal to half the rent for the summer months, with the lease really starting August 1. --131.151.xx.xx

No,they get to stay the whole month. The way you handle the new tenant move-IN is to pro-rate the *2nd* month of the new tenancy. That is, you always collect a full 1st month at lease signing and you pro-rate the 2nd month for them. --108.87.xx.xxx

I tell my renters if they leave a few days earlier then I will do walk through and settle up deposit returns then & there. Has worked seamlessly for 20 years. New renters move in the 1st after make-ready done. --104.218.xxx.xx

Sometimes it happens that way because not all of my rent due dates are on the first. Sometimes a tenant moves out of state or early and it happens. But I don't plan it. I've had the dates work out because of the calendar, out on Friday, Saturday rush like mad woman, Sunday move in! I love that house! --184.206.xxx.xxx

Rental market has been tight here the last 2 years during summer months so many renters have been coming from parent's home between rentals or from corporate hotel so they have the flexibility to move in a few days after the first. Others that are leaving are closing on a home or taking 2 weeks to move and clean at night and over the weekend not to take time off work. If the new tenant needs to be in the first or a few days before I will offer the current tenant pro-rated rent back in addition to whatever security is due back to give myself a few days. Most tenants are very motivated to receive some extra money back. --24.61.xxx.xx
