Guy was my first tenant in the rooming house. When I checked his background, I saw that he had some charges for public drunkenness and asked him about it. He said his 4 year old have changed around his life and he had just gotten a new job. He shows up yesterday around midnight knocking on the door saying he forgot his passcode. One of other tenants texted me to confirm who he was and then he remembered his passcode and let himself in. I didn't see the text till this morning. I call the other tenant up to find out what happened and he tells me the guy was drunk. I text the offender to give him his first and only warning and put him immediately on a weekly tenancy. (I'm going to do this with everyone now, even if they want to pay monthly). When I talk to him, he doesn't even remember last night which tells me he was drunk out of his mind. I was gonna go week by week until I talked to him, but now I'm thinking he's gone. I see a job loss in his near term future. I have someone else who I can place in his room.

Is there a way you can "upscale" the building to attract quality people such as interns, students, hipsters, AirBnb'ers, little old ladies without baggage...

Here rooming houses and trailer parks are to a lower class of tenant then other rentals. Apartments above stores people generally do not drive. Alcoholism for some is a never ending problem so do not be surprized. --74.220.xxx.xx |

GKarl ... this is what you are going to deal with. You have to learn this lifestyle. No need to boot this guy out unless/until he doesn't pay or does physical damage to the place. Remember, you will make money from them.
In your response above to me you stated you may not have bought my building ... but I made A LOT of money. I had NO idea what I was getting into but back in the early 80s I did whatever I wanted. I actually "liked" criminals ... I knew they weren't going to argue with me about anything because the didn't want the police knocking on their doors. Today is a different world.
Put them all on weekly ... not an option for monthly. I personally would take the monthly amount and divide by 4 ... allow them to have the "bonus" week those months it rolls around.
Did you check with your attorney on evicting? Not sure how that would really work. --72.95.xx.xx |

I'll defer to you guys and give this guy a reprieve but will definitely have him under watch.
I've not checked with my attorney just yet, but all agreements are getting changed to weekly tenancies for now. I need to get ahold of one of these temporary stay hotel leases to see how they're set up---I'm going to go by one this weekend and get the agreement. I can't imagine them going under LL/Tenant. I have one person with a representative payee in there on SSI and I could probably do her weekly as well given the set up. For anyone on SSI paying directly, I'd have them pay monthly for weekly tenancy and just agree to refund unused weeks. The power of this thing is keeping under the contract rather than LL/Tenant. Anyone on SSI pays monthly for the full month,if they move out early there is nothing to refund since they owe for a full month.Some cities will treat it like a hotel from the standpoint that they will send a cop to remove someone who doesn't pay rent and some won't but intimidation goes a long way. --24.25.xxx.xxx |

A quiet drunk is no reason to evict.
