Got a call from a young man looking for a place for himself, his wife, and his two dogs. Reason for leaving "Slumlord" who wouldn't fix anything. I let him talk on. I showed them the apartment the next day. Turns out that the had moved in in mid Feb. They had received a Notice to Leave Premises. They said that the landlord would not accept their rent beause it was onl 90 dollars short.

They filled out applications. The "slumlord" is a member of my REIA that I have known for many years. She is a good housing provider, but a bit of a softy. I called her. Turns out that they did a bit of damage in 2 mo. and snuck in 2 dogs. We talked for a couple of hours about the prospects and just catching up.

The previous housing provider was also a fellow REIA member. She had rented them a house rent to own. The deal was that he would turn over the title when they had paid rent for 2 years. They left with no notice owing her money.

On their applications:

Have you ever not paid rent when due: No

Have eviction procedures ever been initiated against you:No

I tell them exactly what I check.

I LOVE to ask who they rent from now. I know many LLs - a group of us have lunch every Monday so it's easy to get "the REST of the story" over lunch!

Its a numbers game. These people just keep looking until they find a small landlord who doesnt do checks and then they victimize them.

I recently had a similiar situation.....aplicant seemed excellent.

Just went through it.

Guy flat lied on his application. Same thing. I called current LL and she said he was non-renewed. He always pays, but always pays late. He lives in a pig sty, with two little kids!

I don't need that! Instead, I found a nice lady, recently widowed, who's LL gave her a glowing recommendation. She just could not stand to stay in the home where her hubby died (of natural causes).
