I have been told by others in the business in other states that PM for apartment buildings don't charge for tenant placement. But so far no luck finding one in Baltimore. Any suggestions? --69.251.xxx.xxx

If you are speculating becoming a manager or owner the first thing to do is print/read your tenant rules, local and state each have a set that are followed in court and defacto standards will become evident when you visit housing court enough to understand how this works - opening for business early often results in costly legal fees and we all have discovered that legal costs are the highest hourly help we pay for. --76.188.xxx.xx

Ask the "others" who told you this to provide names and phone numbers of the PMs who offer this service.

In my area, it is customary to charge a percentage of the 1st month's rent (from 50-100%) as well as an ongoing monthly percentage of gross rent (6-10%). Plus PMs usually mark up their maintenance costs and bill the owner.

I agree with what the others have said. In my area there usually is a significant charge by the manager who finds and places a renter. I would guess either the persons who told you that were misinformed, or else maybe you misunderstood what they meant to tell you. --136.33.xx.xx
