Post a notice to clean. If it is a violation of their lease terms and you want them to leave, post the 3 day then evict if they don't leave. If you want them to clean up and stay post a 30 day notice. In reality dirty people rarely change because you posted a notice. They may clean up a little but it eventually will regress back to where it was. --66.42.xxx.xxx

What JAC said. You cannot make a leopard change his spots. Send notice of non-renewal and find a cleaner tenant.

Realize the best reference for a tenant you will ever get is to visit where they live today. In 2-3 months, your unit will look and smell just like that. Make it part of your screening criteria: "Must pass home inspection." No home inspection = denied. Clean, tidy tenants will not refuse this. Nasty ones will. Easy cheesy. --173.19.xx.xxx

Health code violation, ask them to sign a contract with pest control they pay for, or raise rent high enough to cover the pest and maybe having maid service - this is -wallet training- and unfortunately if you do not respond this month next month there bugs will be everywhere with the warming trend in weather... --76.188.xxx.xx

I learned here twenty years ago to not be concerned about someone's lifestyle if it does not violate the lease.

If there is no smell or damage to the unit, you ignore their tolerance of dirt and mind your own business. Now, if there is an odor that has the potential to bother other tenants or garbage that could attract mice, a notice of cease and desist is what you send. --73.33.xxx.xxx

I agree with AllyM on this. The place is already filthy. So I'll collect rent and I'll send in my cleaning lady when the place is vacated -- but if I can collect another year's rent in the meantime, I will.

But I will insist on changing the AC filters every month, because I can't trust pigs to do that!

With my partner,installed pre-built garages all over the state of Connecticut.On one job my partner asked to use bathroom,Yes of course! My friend couldn't.The place was filthy,I also asked.He was telling the truth.We had to go to the nearest Gas station.Never thought people could live like that.Unbelievable...... ..... .... ... just got that house back. every vertical and horizontal surface was dirty,, ,but the bath and kitchen were mostly clean, with the bathroom being better that the kitchen. I'm thinking they stopped cleaning a year ago. It's all clean now, and new tenant in place. I've had to learn to understand that other's live and clean like they do,,, deposit covers most of it or all of it... houses are forgiving. So I follow that lead. --184.206.xxx.xxx

I only own sfh, so, if a tenant is dirty, as long as they pay rent on time, and aren't causing damages (besides cleaning,) I wouldn't be too worried. But, I do go to my properties a lot, and I do things like prune trees, plant flowers. If the basement smells musty, I add a dehumidifier. And tell the tenant about it. Then I suggest a laundry sorting system tEllington them how I keep the clothes off the basement floor. And, after I know the tenant a bit, I might say, 'could you wash the kitchen floor? Or, I might suggest a cleaner (brand) to remove grease from cooking. Casually, friendly. I make some bland jokes about cleaning. They start to get the point, tighten their cleaning a bit.

But, I have a background in working with special needs children, where building a relationship of trust and fun is done before making demands on the child. A lot of that carries into my landlording. (Not the fun, as much as the trust.) But, that is why I show them what I want through the flowers in the yard, pruning the trees, the bland jokes.

Now, with an apartment in a multifamily, it might be a whole different ballgame. If one tenant is dirty, will roaches move in and drive out good tenants, will smells drive good tenants away? So, the timeline might need to be shortened up a lot. A whole lot. And, the Mrs. NiceGuy approach probably needs to be changed to Loving DrillSeargeant, because neighbors will talk, will compare notes. The good tenants want to know things are being addressed.
