Have at least one designated spot per unit. Not enough to guarantee 2 per unit. Other unmarked spots are designated as first-come, first serve visitors.

Cleared out inoperable vehicles. Have a few units with two vehicles, both fully operable. Had them moved the one that they don't use in their designated unit spot as to make it fair as possible with the other tenants.

Looking for opinions, is that the best it gets with matters of that or should I slightly revise my parking agreements? And if yea to revising, what would be the reasoning?

Have you considered issuing parking permits, maybe with hang tags, and selling an additional parking spot for a monthly fee?

Then, make sure your lot is lined and paint the tag numbers on the spaces. Make sure to post the lot using the local ordinance regarding tow away, etc.

We designate parking spots, and only allow max the number that can actually fit - and only TWO CARS MAX at any residence for more than 48 hours...so we say.

That said, we do have a few tenants who have 3 cars but they FIT in the designated spaces without taking over the neighbors so we don't care.

We are really lucky that all of our units except one have PLENTY of parking...Still the designated spots are key, no fights among neighbors over who parks where. Even if the neighbor's spot is empty, no taking because they could come home at any moment. That's THEIR spot period. --173.22.xx.xx

At my son's place there are nowhere near enough spaces for all the residents and visitors and such. So the HOA designated one spot per house and the rest fight for the leftovers.

One brilliant A$$hole bought himself a moped and parks it 24/7 in a prime visitor spot. Then at night he moves it enough so he can always park his second car there. --173.22.xx.xx

Even in my sfh that shares parking with a garage apt, I've been surprised at how territorial people can be. The last time, I even had someone give notice because they weren't guaranteed their favorite spot. When we lived in Family Housing, or when I lived in the dorms, it was just "park where you find a spot." But I see why people like assigned parking also. Just make sure your method is flexible, if you don't have sufficient parking to assign everyone the same amount, regardless of need. Because needs will change at each turnover. Watching some of the HGTV shows, it seems parking isn't included in some high-rises in, like, Chicago. Paying separately might make sense in some markets, and would be resisted in others. But perhaps some combination of the two models, depending on what's normal in your area. --166.137.xxx.xxx
