Do you carry a gun with you when you go to them for repairs, or for anything at all? Do you keep it on you or do you leave it in the vehicle?

Depends.

With existing tenants not usually.

Here in Los Angeles California, no one can get a permit to carry a gun, anymore. Laws were put in place to make most type of weapons illegal to own. No more open carry. If you use a gun to protect yourself or family, then Insurance Company's will no longer cover you for liability -- if you used a gun under any circumstances.

Carry a GUN?? Oh no, never. Guns are dangerous. Only the government should have guns, cause they are here to take care of you. Bad people will leave you alone if you are nice.

Yes, I carry a gun. Sometimes more than one. I never leave home without three things. My sidearm, my spectacles, and my teeth, in that order. :)

If you ARE going to carry a gun, ALWAYS carry, and carry ENOUGH gun, and get trained well beyond a ccw or basic pistol class.

Charlie - ESPECIALLY carry to church! God gave you guns for a reason. One of the things my company does is threat assessment and security force training for churches.

I have to agree with JR and TIM. But some folks have no choice. And in many places crime can occur anywhere. Heck my car was broken into twice while parked in front of my million dollar beach house in SoCal. Last night there was a knife fight at WalMart in our town. Two months ago three kids gunned down a guy riding a bike, FOR FUN. And this is in a rural county!

The OP asked about carrying during repairs. Yes - here's why. Ex Iraq vet in Palmdale, CA some years ago worked as a cable installer. Was at a customers house, some family member off his meds whigged out and buried a hammer in the guys head.

Saw the same thing personally on a construction site in the 80's, two guys arguing over a radio - one sank a 28oz Estwing in the others head.

I feel safe in two places. My walled hilltop fortress, and our vacation condo at 9,600 feet in the rockies, only reachable by a gondola or thru two guard gates and a concierge.

Landlord primary threats are:

Showings - anything can happen

Tenant issues, evictions - can get emotional / violent

Trespassing - squatting - theft - drugs

Crazy people

Robbery - of rents or just because you are a good target

Assault - sexual assault

Years ago the Police were on tactical alert which meant they won't answer any calls, even 911 emergency's.

I get a call from my tenants in an 8 unit property that a gang has set up shop in the parking area (back yard) and are having a drug party. Anytime they run out of food or drinks, they knock down a tenants door and clean them out. Tenants can't leave, the car exit is blocked.

I call the police they refuse to help.

I put on my level-three bullet proof vest, strap on my UZI, Glock and other weapons. I drive to my property and see what's going on. I give one more call to the police, but this time tell them to bring around 40 body bags -- there are that many gang members.

The police agree to come out and break up the party. No arrests. Within 20 minutes the gang comes back. So I ask them to leave and are forest to use some force -- shooting some rounds into the ground. The gang call the police for help and the police try to arrest me, the owner for protecting my property. How dare I use a gun to protect myself and my tenants -- should let the gang have their way.......

I have my CCW and a gun, but I do not carry because, as LTD has advised, I am not sufficiently trained in the quick use of my weapon to make it a safe thing. Also my gun sucks and tends to jam. I keep saying I am going to buy a new one and don't.

LTD, i have nothing against guns. Maine has a relatively high gun ownership rate, permissive carry laws, and a near zero gun crime rate. I own rifles and shotguns and enjoy hunting.

But as I said, if I felt I HAD to carry a gun just to be safe in going about my day to day business, I would get into mother line of business. If Robert J.s story as related is anywhere near the truth, it is a wonder he wasn't killed by the "gang" or the police.

No I leave it in the broken dishwasher in case someone breaks in. I stay out of everyone's way otherwise though I have had two close calls. One was a drug deal going on by my curb and one of them asked the other if he should "pop" me. The other replied no, we don't shoot people for gardening. I actually got all their license numbers, called the police a lot and they all got arrested in their drug den two blocks from here on the other side of the city line.

The other episode was when three middle eastern guys came up on me with fists. One of them said "There's one". The other one then said "That's a lady". and they backed of. This was near the high school and I suspect that one of their little scarf wearing sisters was being harassed by high school boys in LL Bean parkas with hoods because that's what I was wearing and it must have made me look like a young boy. Now I only wear pink.

David, I carry concealed. You wouldn't know I had it.

Although carrying open may be legal in many places, it generally isn't socially acceptable. That's fine. No need to show off with it.

I am pro gun and don't consider the subject open for discussion. I will say this though, I had a prospective tenant come to look at a unit with a .45 on his hip. Right out in the open.

We are in a very pro gun state. Most of my tenants own and carry guns.

Do you have any reason to believe that any answers to this extremely personal question will be honest? You might as well ask how much sex we have, or if we are committing adultery. The question is rude and invasive. In my never humble opinion.

No, I don't own any guns ... yet! I had't done so, in large part, because Chicago had the decades-old handgun ban. Illinois itself was the last state with an unqualified CCW ban, and that law would still be on the books today if it wasn't for a federal appellate court decision a couple of years' back. I had survived with just utilizing my wits, wisdom and resolve. Even so, I've had my own share of close calls. Here's one similar with Robert J's story: The large apartment building we used to own had a rear entrance that begins as an enclosed 12 foot long passageway before leading out to an open porch courtyard. This passageway was like a wind tunnel in the wintertime. To correct this, we installed self-closing see-through doors in the doorways on each end. Except for the extremely cold months, these doors were always kept open with hooking latches. As I approached the passageway from the alley end one warm spring day, I was surprised to find the outside door closed. I opened it to discover the passageway was occupied by the neighborhood gangbangers - none whom lived there. They were conducting a powwow meeting. They knew I was, and I knew exactly who they were. I immediately stared down all of them with a steely-eyed glare, and with scowling face and with a quick sideways nudge of my head, I tersely shouted, "OUT!!" I stepped aside, and then watched as all eight of them walked out single-file, with most giving me back their own scowling silent glare as they walked past me (Who knows what could have happened then ... I was unarmed, and out-numbered 8:1 !!). I waited until they were approximately 20 feet away before I resumed going back inside. When I turned my back to re-secure the passageway door open once again, one of them threw a fastball pitch with an aluminum Coca Cola soda can that missed my head by inches. As it struck the door and splattered it and myself with the soda residue, I quickly turned to face them, angrily shook my fist and cursed at them to leave as I threatened to call the police. **They quickly dispersed.**

For JR - We have a saying. "Don't go stupid places, with stupid people, and do stupid things, and you probably won't need a gun." The keyword is "probably." The gun is for those unimaginable situations where no other tool will suffice and if you don't have one RFN you are going to get dead.

For WMH, don't carry or rely on a gun that jams. You won't go wrong with a Glock, but there are plenty other options. I recommend high capacity, mid size, 9mm as an all around option. Try to go to a range and try different guns.

I own lots of guns, used to carry as well than I stopped.

Firstly if you are going to carry you need to carry enough gun, pistols frankly suck but since you can't carry a proper rifle like an AR or something you'd want to get into a gunfight with...your limited. If you carry, carry a gun to win, which IMHO is a full size pistol with a full capacity mag, and lots and lots of training. A pocket .38 with no training, meh throw it at them its a brick.

I find full size pistols very uncomfortable to carry. Glocks are chunky and sorry I just don't like them. I might get the new HK Vp9 and give it a go.

Secondly, having traveled and lived a bit I have never found myself in a place where a pistol would have helped. Using your head is your best bet.

Thirdly I invest in my town, my financial future is tied to its success. If the area deteriorates to a level where I need a gun to check my properties...looking at you Fair Haven...I would sell because my crap would be worthless so why bother?

Why do I bring up the 3rd world area known as Fair Haven in New Haven? My dads friend was shot at while loading a machine in that wonderful city. He was loading a backhoe onto the trailer and some low life dumped a mag from probably a Mac 10 in his direction, luckly a machine makes a really good bullet stop so he was Ok.

In that situation unless he had an AR15 and started shooting out the windows in the apartment building what do you do? Perp never caught of course no one saw anything in the building. If he had a Glock 17 he wouldn't have been able to do much with it?
