State Specific Question About: MARYLAND (MD)
I advertised my rental property and a Spanish couple wants to apply but they explained they do not have social security numbers for me to do a credit check. I have never run into this before but I don't want to accept the application because I can't run any checks on them. I don't want to discriminate but I don't think they are legal residents. Tell them you will be happy to process their application and run their credit/criminal/eviction screening as soon as they provide THEIR valid SSNs.
It is not discrimination if you follow this process for every applicant.
I encourage all LLs to spend some time reading the US Depart of State website. Legal immigrants apply for a SSN at the same time they apply for their work visa before even entering the US. The website said that SSNs will be issued within 2 weeks of entry to the US. --98.145.xx.xxx |

You might want to ask for a nearby landowner to be co-tenants - typically there is a sponsor family to bring these people in, this way you have an avenue to garnish for unpaid damages/rent so on. --76.188.xxx.xx |

If they are legal residents, they have SSNs. The only time I accept a tenant without a SSN is when they provide me with a copy of their passport that includes their visa. (I rent to a lot of students).

I agree with Barb. Without SSN, they must show their passport and visa. However I prefer to be able to pull the credit and see their payment habit. Accepting someone without seeing how they handle their finance is too risky. I've evicted enough people and never wanted to do it again. --73.22.xxx.xxx |

I got my Green card and Social Security Number in two weeks, but no one could pull a credit check on me because I paid everything in cash. When I bought my first house,the Bank President walked up to the third floor to tell us we were approved for Mortgage.To get a Green card today it takes over seventeen years,who needs that bolony.You could be in Australia or Canada working on your second million by that time.Charlie............................................................. --174.199.xx.xx |

Thank you everyone for your responses. I appreciate all of the comments and advice and it's one thing that I have learned from renting it's if it doesn't feel right it's probably not. I have also had to take tenant's to court for non-payment and I don't want to re-live the nightmare.
