I would ask for IDs of the people.

I like to know who is living there. Ultimately, it would be the responsibility of your tenant if anything goes wrong, but since your tenant may not know how to check out a potential renter, it would be wise to get the info and do it yourself.

If all is well, then no issue. If not, and you find big problems such as property damage, theft, or drug related crimes then you can ask your renter to get them out or you can legally charge up to twice the rent in the state of Missouri.

Hopefully, you aren't paying utilities...

The tenant told me he did this. If I move the sub-leasers out the tenant will not have enough income to pay my rent. That will result in about a two month loss of rent for me...plus utility bills and the potential cost of disposing of many items left behind. The tenant has no garnish-able income. --162.229.xx.xxx

How much longer is your lease? Or is it month to month? Since you know about it either you accept and allow and yes along with that comes the responsibility of knowing should something go wrong. I have 15 mos left on a 24 month lease, but I can evict any time due to sublease violations. I'd like to continue the lease since my tenant is a 'good old boy', but not if the risk/reward ratio is not acceptable. I know what the reward is, but not the risk. --162.229.xx.xxx

It's impossible to assess the risk because it's all based on "what if" situations. Methinks you are trying to justify allowing the roommates to stay because you don't want the lost income.

Roommate situations are fraught with all kinds of problems. You've got three adults living in your rental. This equals more wear and tear on your property and higher utility costs. Chances are slim they will all live together happily, especially for another 15 months, without arguments, fights, and who knows what else. If these are men, their girlfriends will be hanging out at the house and spending the night. There is a very good chance you'll end up with a revolving door of adults moving in and out. You have no clue who they are, if they drink, do drugs, party, etc.

Your current tenant rented out BRs without your approval? In my world, that's grounds for eviction, period. You've already lost control of your rental. By allowing roommates to stay, you lose more control.

I'd tell tenant he's through, even if both roommates leave. What enormous disrespect he has shown you, letting these people move in without your knowledge and consent.

Yes, you can be held responsible for the actions of the OCCUPANTS in your property. That is one reason you screen screen screen.

Me? Wanna be right or rich? This could be a great opportunity to protect your income.

Get an app from each occupant and screen them. They might be undesirables, sex offenders, felons, etc.

Keep the ones who are good, add them to the lease, and boot the rest. The more persons on the lease the more likely to get your money.

One day the ringleader will move out and leave you with the others. This house of cards will crumble.

Raise the rent to cover all of them.
