I spent part of the day showing a apartment I have for rent. A young lady had called wanting to see the place and asks me if I'll allow her puppy and I tell her to bring the dog so I can see him. She shows up today with her boyfriend and loves the apartment. She seems legit and comes across well, but my next step no matter is to run criminal background and credit checks. But before we get into that, she wants to go get her puppy so I can meet her. She tells me that she won't get "much bigger", she never barks and that she's placed in a cage while she's at work. So, I say, go ahead and bring the dog in so I can see him and a few minutes later she is literally dragged into the apartment by a what appears to be a full grown Pit Bull---and when I say dragged, that's exactly what I mean. This "puppy" was going where ever it wanted to go with the owner struggling to control it while was she trying to explain that her "puppy is a mixed breed'---in other words, not a full blooded Pit Bull despite appearances.
She must have a hell of a challenge finding an apartment with that dog. I know people like Pits and see them as gentle and loving, but there's a reason why insurance excludes them. I don't know why anyone would even have one of these dogs from a practical standpoint. --207.172.xxx.xxx |

I am disgusted by the liars from Craig's List, when I ask if they have pets? They either say no & have a pit in their Facebook photo, or tell me they do not have a pet "at this time". Which translate to one will magically appear as soon as they move in.

Remember how much carpet cleaning machines cost 5 years ago? 250-280, one of my extended family even paid 375 for a bissell but I will say it worked for the 3 or 4 we saved, ironically the sale of the day at Home Depot is a carpet cleaner with a free pet stain kit for 129bux, they cant get rid of them. Might be a good idea to plant some rose bushes or other thorn varieties around that fence to deter climbers and the dogs. That would be like natural barb wire. Had a prospect bring their dogs. The guy got there first, GF was running behind. He brings their two dogs up to me and one was fine, the second growled in a really menacing way when I reached to pat it. I backed up and said, "Well really that's it." He could not make it back down, it was just growling and mean.
She was furious when she arrived and later wrote me emails saying the dog was just stressed.
Nope. I've been around (by this time) thousands of dogs in my life, and I can count on one hand those that act aggressive on first meeting. Wary, okay. Scared, okay. Aggressive and menacing? Nope. Not gonna happen. Life's too short.

I rented for nine months when I first immigrated here.Couldn't see paying $100 a month for a four room apartment.Bought a two unit a d added a third unit. I like the idea of meeting the dog in advance.
Some jurisdictions don't allow you to reject based on breed.
Also, our houses are in transitioning neighborhoods where we are glad for our renters to have dogs.
We do 2 things:
1. if it is an attack or fighting breed you have to bring a letter from a certified dog trainer certifying it's temperament. (No one has ever done that.) That way we have few fighting breeds apply, without the negative pr of saying we reject those breeds. ( i think that the fighting breeds that apply usually get rejected for bad credit. One stupidity correlates with others.)
2. The lease stipulates that an undisclosed animal at the unit will be charge an $800 fee. And it stipulates that it does not matter who owns the animal.
I am not a fan of terriers because the like to dig and gnaw. Terriers almost always use up the pet deposit. --50.167.xxx.xxx |

I encourage dog owners to rent b/c I love dogs and don't have one. I not only insist on meeting the dogs, but also ask for the name and contact info of their dog walker, as a reference. Don't have a dog walker? That's a problem, b/c if the dog is in the house (even crated) while you're at work, they're going to be overly excited and crazy by the end of the day. We've talked about doing in home visits (on a few other threads). I've got a couple of in home visits coming up, where the dog is involved. Again, I'm taking Scooter, as he goes pretty much everywhere with me.
I want to see how the potential incoming dog deals with my Scooter invading HIS home. Does the dog get defensive? Does it go into protective mode?
I need my residents to have a dog that will be friendly and welcoming to my dog as well as me. It takes a little more work, and I've had to explain a bit, but it is worth it. Some breeds are just more possessive of their space. My dog will be invading their space. --131.151.xx.xx |

Simple solution...NO PETS ALLOWED! Although a lot of times a dog will magically appear later. Have it in your lease that they will be given notice when the terms of the leases are violated. The dog goes or they go. Plus even if you have a perfect mannered pet like even cats that use litter boxes--there is no guarantee they are given flea meds. That's a pain in the tail to walk into when they move out or you have to go by there. Always wear white socks--you'll be covered in no time for proof. My husband is a veterinarian and now a landlord. The manners of a dog are a direct reflection of the tenant's training. Also, their people children will be trained the same way. So - observe the control by the potential tenant. Observe the manners of their children. We require the following and it weeds out a lot of potential problems.
1. Must have a spay/neuter certificate- no baby factories
2. Must be current on rabies vaccines
3. Must have had a fecal exam, with test results within the last 6 months, and resulting treatment for parasite infestation.
4. Must have records establishing that their dog is on some type of acceptable flea preventative.
5. Charge a non-refundable pet fee - 150.00 - 250.00
6. Charge at least 25.00/mo pet rent
7. Must have a city or county liscense
8. Renter's insurance is a must.
9. Put together a pet policy covering things like always on a leash, cleaning up poop piles, staying out of the flower beds, etc. --68.229.xxx.xxx |

I also ask to meet dogs. One time I heard about 3 dogs in the basement from my furnace guy. Tenant said they just have 1 and I could come meet it. The second she opened the door, the dog bit me - despite her saying he's very friendly or I'd never allow him with my infant".
I called the police and animal control. The tenant told them I yelled at her and threatened her in front of her 100 pound pit bull. I evicted her.
I love dogs -- and I find the damages dogs cause exceed the additional rent. We rarely have positive experience with dogs.
When we find a dog in a unit, we immediately give a 30 Day Notice. Of course we hear "it not mine, just visiting". We say if we see it again within the 30 day's we are filing eviction - you knew this was a no pet unit.
Last month I had to rent a unit to a person with 2 aggressive pit bulls because she said they are companion animals her doctor recommended after she was robbed and shot. That was a legal fight I'm not taking on.

I was desperate and rented to a single couple with 2 small dogs. the first time I went in the house after they moved in, a few days later, I saw a giant puddle of yellow piss on the kitchen linelium. I told them that I anticipate that they will pee on the rugs also, and to realize that we will probably need new rugs at the conclusion of their lease. Most peole have pets, what do you do: keep it vacant for 3-6 months waiting for someone w/o pets and a great credit score and great income, or rent to someone, use their security for the new rugs, and accept that??? I make the money other hosts lose due to the fact I accept pets (with certain breed restrictions, and YES! Pit bulls top the list!)
My rentals have tile floors, no carpet. I have 2 rentals w/ fenced in pvt. back yards w/ pet relief areas for guests w/ pets. Pets must be leashed when going through common areas.
To quote the sign in my ofc.:
"YOUR PETS ARE WELCOME, AND IF THEY WILL VOUCH FOR YOU, YOU'RE WELCOME TO STAY HERE TOO."

One dog was mellow when met him, however after moved in, he was aggressive and pinned me to a corner in a hallway, he's just territorial I was told. Time for them to move.
Last dog, quiet sweet loving, for 4 months. Enjoyed every one's pets....then....momma said her vet thought it was time to take her off her meds...
From that moment on she ate the woodwork, and barked all night while momma worked 12 hour graveyard shifts because she had separation anxiety from momma now she quit the meds. Momma got an eviction. As momma decided dog would stay off her meds as she enjoys the extra cash she didn't need to pay for the mellow in drugs. The other residents weren't too pleased with the all night barking.
Deposit and pet fee didn't cover the damaged woodwork and hole in the door.
Nope, dogs are not permitted. I'll wait for a while for a none dog person. A month rent is way less than the damages of chewed doors, woodwork, handles, urine, fecal matter all over tards, and dead grass from urine and digging.
I love well mannered dogs, but I'll not bet my investment on someone being a good pet parent. Many renters arent.

I allow dogs, require they pay for professional carpet cleaner at move out. I will not allow cats because the smell never comes out no matter how much you clean. I charge additional Pet Deposit that is refundable combined with regular deposit, I take out the carpet cleaning cost and any other damage. I also charge per rent (per pet). Have not had much damage from adult dogs regardless of breed, in my personal experience puppies are the most destructive. I wont rent to anyone who says they will get rid of their dog or cat to move in (they won't and if they really do I hate those kind of people). My personal dog is in fact a pit bull - but I would want to meet anyone else pit before allowing it. My insurance is with State Farm and allows pits. --150.228.xx.x |

if you discover a tenant's dog pees on the rugs (smell or darker color on rug), can you just NON-RENEW their lease, or is that illegal? Can they sue you and fight it in court?? She said the dogs didn't pee at the lease signing time.............
what is a LEGAL way to not renew someone's lease? what do you say and how much in advance do you have to tell them that you aren't going to renew their lease because (a); (b), etc.?

I dont usually rent to dog owners .Too much trouble .I have rented to a pig owner - no issues. The worst tenants ever were sort of like dogs.
I tell dog owners they need insurance , they all say its covered under rental insurance .Yeh RIGHT ! I tell 'em to call Einhorn company. Never see the dog owner again .
BTW, if you do have a flea problem and all your floors are wood or tile, NO CARPET, I get rid of flea's by attaching a weed flame thrower to a propane bottle and torch all the cracks and surface were fleas and eggs are. WORKS GREAT - RIGHT NOW ! Problem gone. --107.135.xxx.xxx |

This is to Landlord NJ: you should check your state's laws regarding lease renewals and how much notice is needed to ask a tenant to leave. We only do a one year lease initially, then it goes month to month. Our lease states that. We only need to give a 30 day written notice, so does the tenant. The lease states that too. We have only given a tenant notice twice in 8 years. Usually, we have to evict tenants that don't pay rent.
We always ask to meet the pet. Our policy states that we approve pets on a case by case basis. The dog or cat must be at least one year old, be spayed or neutered, be current on shots. The owner must provide proof. We also require renter's insurance. We charge a $200 refundable pet deposit & $25/mo pet rent. We also only allow one pet, no visiting pets, no pet sitting. This is also in the lease with a $100 violation fee, due immediately.
We really haven't had problems with pets or pet damage. Most landlords in our area do not allow pets. We are one of the few that do, so we can be picky. Even so, only half our units have a pet.
I encourage everyone to check your state's laws regarding pets, especially "emotional support pet" rules. You don't want to have a fair housing discrimination lawsuit. --71.15.xxx.xxx |

In NJ, you are not even allowed to charge "Pet Security". you can NOT take in more than 1.5 month's "Security", and I take in 1.5 months security (aside from pets). once, when I started to rent out, a tenant had me write in the lease under addendum, "Pet Security", and she did a lot of damage, it went to Court, and the judge made me pay back the extra $200 and he DOUBLED it because I can't in NJ take in more than 1.5 times the month's rent!
do you require to see the spaying/neutering, shot verification prior to you signing the lease with them? I require insurance, and most didn't take it out, or they refused to give me their Insurance Certificate so at least I know what co. they are with.
these people. I screen very well, but you never know the damage someone can do when they get in, or how they skip out on the last month's rent. (luckily it hasn't been more than that last month. How long does it take for the "eviction Process"??
