A good umbrella policy is your best alternative. To put your property in LLCs is a futile attempt to protect your assets .

1) Education. Joining an association with monthly magazines and articles alerting landlords to new Laws, Rules, Codes and Form.

2) Good Landlord Insurance

3) An Umbrella policy with extra coverage when liability is concerned.

4) Fix things quickly and have little deferred maintenance.

5) Employ only professionals, they not all be licensed, but they should have insurance, skills and references. --47.151.xx.xxx

I believe in insurance too however, if you read your policy it does not cover a lot of issues AND many policies do not cover Defense Costs....you can go broke defending yourself against frivolous lawsuits and be totally innocent. So, put each property into its own trust and keep your asset separated (this is a basic tenant of asset protection). Then, consider making your LLC or Corporation the beneficiary of the trusts. --76.191.xx.xxx
