Are you trying to emulate the feel of a real ranch? Like with muddy boots and horses out back? That would be Spanish tile (the orange clay kind) and hardwoods. But it would also be a bit chilly, because that kind of flooring is designed for triple-digit weather, not for the Pacific Northwest. :)

Is it just ranch-style, as in single-level? If it's upscale with choosy tenants who can afford to be particular, visit the top open houses in your area and see what flooring choices really stand out. They will be trendy and expensive. Emulate them. If it's a humbler house, go with something neutral and durable that fits your budget-- something that won't accept stains, that won't get worn, that won't get damaged or dated easily.

I like preserving my vintage hardwoods as often as I can. Some stain, some polyurethane... they look awesome and full of character. :) I have houses that came with carpet... yeah, tenants don't seem to own rug shampooers, or know where to rent them from. I often find myself thinking, "Let me see if I can rent this one more time, and then I'm definitely changing the flooring at the next turnover..." And at the next turnover, my budget is wrapped up in some other renovation project. So, yeah. Stay away from carpet, unless you're renting to people who don't live like slobs. :) I've put in Allure at two of my houses so far, and have enjoyed it-- DH loves how easy it is to install, and I love how durable it is. We're about to try another kind of floor from TrafficMaster. I think it's a locking laminate floor. Not what I would have chosen, but it was a tax sale, and the floors were 95% newly installed, so we had to match what they had started with... --96.46.xxx.xx
