The prospect viewed the unit and applied. and viewed the unit again.

Asking if they can buy a new stove and deduct from rent. Complaining the old stove not safe. I said "NO".

They give more reason. I asked "Did you ask your old landlord bought a new stove?"

They still have more reason for new stove. I said "you can pay for your new stove if you do not feel safe about our stove"

They still want the unit, should we take them?

I would find a reason to disqualify them for being too picky upfront. I say this, provided the stove is in good working order. Is it? Are their concerns justified?

recently tenant we had similar situation. right before move in, wanted newer stove, one with digital on timer. We were able to switch one out for her, she was 15 years at her old place. So we figured she is not one to move around and we'd like to keep her happy.

If you can not move appliances then it's not easy to get someone and have the expense.

Found a used, nice black stove, electronic timer on Craigslist for $75 and we could move it ourselves... so it was a small price to pay.

Seems like new move in s are asking for more, if you want me you will... sorta talk, I suppose they figure if they don't' get it moving in they will never get it.. .lots of truth there! --173.127.xxx.xxx

The stove is working, We have new cabinet, counter and vent and new bath for this unit. Only thing not new is the stove.

Their credit is under 500, but income ok.

If everything else is newer, the stove might stand out. Are they questioning anything else? Are they a stellar Prospect?

If they are a stellar Prospect and are not asking for anything else, remove the stove and give them a small credit for buying their own.

Normally, our appliances are simply a convenience, and not included with rent. If you leave it, they could be calling you every 5 to come and fix it.

WE ask for 2 month deposit because of low credit. I think they should buy a new stove if they do not like the stove or do not feel safe.

Some tenants like to make safety excuses if they want something new or want some rent discount.

Stoves are never unsafe unless the wiring is faulty. If they want a new stove then amortize the cost of a new stove into the rent. Say the stove costs $600.00 complete then charge $25 more per month as the stove maybe ready for scrap metal once the stove is banged up and chipped within two years. Remember every upgrade has to be paid for. Here most rental housing providers will not even go near anyone with a score below 600 along in the larger areas where the vacancy rate is approaching one per cent the score has to higher. Find a lot of people want expensive upgrades when the appliances are in working order or the carpet is not worn. Here it takes four to six month to evict for non-payment of rent. Be sure to check out any rental places that come up on the credit reports which are not on the rental application. Always run thorough credit checks on all adult applicants as one may have serious problems. --74.220.xxx.xxx

Another for rejection. 500 is a low score and going back and forth on your appliances right at the outset is not a good sign. How much rental history do they have and is it positive? Have you checked several landlords? That might compensate for a 500 score but the PITA behavior from the get go suggests these tenants will take up a lot of your time. Credit score 500? Too low, they are very irresponsible, and probably will not pay the rent on time. I will not rent anybody with 500 credit score, I required a 650 credit score minimum.

From past experience generally find those low credit scores are dishonest along with starting to tell one how to run the rentals. It is worthwhile to check out the previous rental units where they lived to get a better picture how they live. Often found those with low credit scores have a unstable rental history as well. Unpaid utility bills along with other unpaid bills sets a precedent how rent is going to be paid. If someone has a $100 dollar unpaid hydro electric or gas bill then rent will always be a issue as well. Look up on the credit reports previous rental places. It maybe worthwhile to visit those previous rental places. January is generally not a good time to rent as many of the problem tenants generally get evicted as there is misconception they can not be evicted during the winter. If they applied for a mortgage with that low credit score more then likely they would be rejected. --74.220.xxx.xxx

Think about this.........despite you wanting 2 months deposit, despite the tenants insisting the stove is dangerous, THEY STILL WANT THE PROPERTY!!

Ask yourself, "why do they still want it, why are they so desparate". This smells wrong.

My gut feeling on these applicants is to reject, as others here have told you.

Such a low score is ample grounds to reject. That score is well below the average.

If you don't have stated rental criteria that you give all prospects, I recommend creating some. You then reject based on their not meeting your stated rental criteria. Stated = they were on notice before they applied = they can't complain about rental app. fee if they don't meet criteria.

Without stated criteria, how do you even start to determine who is qualified and who is not? The hard part is committing to the criteria, but I highly recommend it to protect yourself.

Regarding your current applicants, #1 I wouldn't consider anyone with a credit score under 600, let alone a score under 500. #2 Their behavior to date is clear and convincing evidence they are future problem tenants. No brainer here. Pass. --68.184.xxx.xxx
