State Specific Question About: OREGON (OR)

Hello, I have just purchased a duplex occupied with tenants and will like to give tenants a termination notice. I know there is a 90-day notice of termination period by law; however since the property is being sold to me, how long notice of termination am I required to give them? I thought I read somewhere that only a 30-day notice is required when property sold, is that correct? --76.105.xxx.xxx

I dont know Oregon law per se, but if they are on leases you need to honor the lease term. If month to month, go by state law. --70.199.xxx.xxx

Renee, I presume that NE [PA]) was asking why you wanted them gone was to give you more accurate advise. In most states terminating / evicting for non-payment is the fastest & least difficult, terminating a tenant at will agreement comes next followed by terminating / evicting for cause. All of these have different requirements.

How many of these units can you fix up at a time?

I would consider having at least one paying client in the new purchase to help off the set the cost of the rehab.

I think the majority are suggesting keep the better place filled, it prolly rents for more and that will help you fund some of the repairs, did you get leases and deposits from the previous owner - the esstopel form details all about this regarding storage, parking, appliances, deposit held and the lease terms, you will have to honor the leases until they expire unless the tenant wants you to buy them out, as others have said a local landlord group would be helpful on this and much more, you should print out your state and local tenant laws to bring much of the questions inline with answers, the locals you meet already operating the business can expand on why this and that rule is in effect. --76.188.xxx.xxx
