We do a New Year's gift to a local pizzeria. Unfortunately a few years back as a Christmas gift it got returned to us - which my husband got annoyed about as one of our tenants did not celebrate. I like to support the local business in the area it has been a positive experience for us.

My father used to give a Thanksgiving gift - the fixings for a whole dinner - I remember making up the boxes with my Mom but that was back in the 70's.

My sister for her tenants tries up four boxes of girl scout cookies which she purchases from the local troop.

I have always given a small gift to each of my tenants going back many years - in recent years it has been a small tin of chocolate covered pretzels. I also include a personal nondenominational holiday card wishing each tenant a happy holiday and a healthy and prosperous New Year. I also thank those who have been good tenants and for those less than good tenants, I add a little positive reinforcement asking their support to help me maintain a good apartment and not to hesitate to contact me if there is a repair that needs attention. This small annual gesture helps build good will and rapport with my tenants and reminds them that you care about your building. In general I have found improved cooperation and communication all around. My tenants often remark that they will miss the holiday gift and personal touches - often my current and departing tenants refer me good prospective tenants. We own only 2 houses, and we do give a generous gift to our tenants. We give them each a $50 gas card (which costs us $40 with a Publix program)because they take care of our property, pay on time, and they let us know immediately if anything needs attention. Toward the end of each year, we also ask them if there is anything they would like updated. Within reason we take care of it. This year we put a new storm door on one, and paid for carpet cleaning in the other. We appreciate our tenants, we want them to stay with us. While we are just 1 1/2 years into this business and only have 3 tenants, I've decided that Christmas gifts are a good idea for several reasons.

As mentioned earlier, it builds good-will with tenants. In addition to the gift; a $25 gift card to Ruby Tuesdays (buy $50 in gift cards and get a $15 bonus FOR ME!), I also included a Christmas card with a personalized note thanking them and mentioning something that I knew about them personally (one is pregnant with twins, the others' daughter is going to experience her first Christmas, etc).

While I know this in no way guarantees me a great, always-timely paying tenant, I bet it goes a long way to making it so.

If a gift is returned or I am called "cheap", so be it. I can just as easily use the gift as the tenants. Hurt feelings only last a short time.

They must pay on time, be a good neighbor and take care of their place. We figure if they qualify on those terms for the past 12 months and have paid faithfully for five years, there is very little loss. Even at a $600 monthly rent, that total is $36,000. This year, 9 of our residents will be receiving a security check. Secondly, we also have 8 baskets to give to those residents who NO LONGER have a security deposit, because they've been with us SO LONG! There is a total of 17 residents who've been with us for well over 5 years. We also send desk calendars out to all of our residents with a letter, thanking them and wishing them a great Christmas and New Year. My Landlord of 20 years gave me a small gift every Christmas. Sometimes a ham, turkey, or a monogramed pillow. I always appreciated it and said Thanks!

When he died (unexpectedly) his wife sold me the 3 house property and I continued the tradition with Tenants. I usually give something Christmasy like a live wreath, a live tree they can plant in the yard, or solar Christmas lights, etc., and a nice card with a lottery ticket. I keep the cost under 25 dollars.

One of the houses is occupied by my former Landlord's Aunt and Uncle. I have never gotten a "thank you" or even an "I got the gift" from them in the 18 years I've owned the property. I still do it though, because I think it's a nice thing to do and it makes ME feel good. --174.66.xxx.xx

I have done for years what Pete from CO does. Cookies from Costco or Sams. I look at this as part of a tenant retention program. The residents like to be remembered at Chrishtmas. The large decorated cookie tin stays around and is usually used for something, a reminder it came from their housing provider. I live in Utah and my 10 single family homes are in Oregon. I give each of my tenants a $30 gift basket from Costco or Amazon Prime (free shipping). Also, I visit each of their homes in November and give them 2 calendars for the next year. In January, My property/maintenance manager and I (with our company logo shirts on), visit each property to check out the smoke and carbon monoxide alarms. We do a room by room inspection, as we lay out our master plan for the year. This allows us to find out the future wishes of our renters.I am in the area at least 8 times out of the year and do a drive by inspection.

Many of our lessees have been with us for many years because of the personal touch I give them at least 4 times a year.

ps. Every 6 months, I send out pre-stamped envelopes to my renters so it is easy for them to send their rent to me in Utah.

This year I gave each of my tenants 2 dozen brown farm eggs. I raise chickens so it was and easy gift to give and they seemed very appreciative. So my thought is that these families provide me with my living, and for the most part all are good tenants (thanks to good prequalification and credit reports). Yes, I am providing them with what they are paying for so why? Cause it is the season of giving and to show appreciation, just as you tip your hairdresser and your mailman. But here is the other benefit, I showed up in person and unanounced to each of their doors (18 of them) at a time I felt they would be home allowing me to get a peek at the house and who is there. At Christmas I give each unit a gift bag with a $10 tin of cookies.

Most appreciate this attention and say thanks.

I have very low turn-over and I think these gestures help.

Gift giving is an art.

For effective "impact" give something they would not normally buy for themselves. Three excitements: when they get it, when they talk about using it, and when they use it.

Like a steak dinner or massage (gift card that is!).

Here's a trick: work a deal with the massage or nail place to pay AFTER the resident USES the gift. Some will go unused.

We don't give a gift for something they already buy or do. A grocery or gas card goes unseen - into the tank or just another bag of groceries at checkout, both painful experiences.

A gift with a known dollar amount can look cheap ("I pay him $900 per month and he gives me a lousy $10 gift card!")

Cookies, candy, (home made is great!) a personalized ornament (buy some cute ornaments and write their names on it with a Sharpie - no one knows what you spent. And they are more fun than something with a set dollar value.

My atty gave us a box of bakery cookies. LOVE IT! and it's not a dollar to dollar gift.

Never expect a thank you.

I usually give a $50 gift card to a local grocery store per family. It patronizes local businesses and makes me feel good. I only have 9 families so it's not a huge deal, but I can see how it would become a bigger issue with tons more tenants.

I STOPPED delivering gifts when it became too time consuming to drive to all the rentals. Then I gave gift cards to a tenant that had a death in the family , they said they never received the card(but it was used) so we sent another. Then there was information(from their mother) they had something to do with the death( but were never charged). So to stop the time and too much effort. If they pay on time, do not constantly call on frivolous matters. They receive a letter with $ 25.00 to $ 50.00 off February or March rent. Yes I send the letters after the first of the year. Its amazing the number of tenants cant make January's rent. The number of tenants that receive a discount is below 50% of our renters. But every year its the same tenants that revive the discount. I give a gift to each tenant each year at Christmas. Usually a decent bottle of wine and some chocolates or cookies from Costco. Last year Costco had wonderful cinnamon cakes and I substituted those for the chocolates.

I personalize a little and give gift cards to a few for the local brew pub. I'll admit that I had one tenant that surely had a drinking problem and I skipped the wine and gave her hot chocolate mix instead. I also buy a few gourmet dog biscuits for my favorite dogs.

I don't expect thank yous, although I get several. Those that don't thank me with a note, card, text or call still, I believe, appreciate the gesture. Sometimes they'll express their thanks months later when we have a conversation. But I don't keep score.

I have 30 units and personally deliver the gifts. It makes me feel good to recognize the people who make me successful as a business person.

These gifts are given to those that have been with me for two weeks, those who are moving out at the end of December, and those who have not always paid on time. I'm not going to discriminate when it comes to showing appreciation and building good will.

I have great relationships with my tenants, never lose money and have had tremendous retention in my units over the years! Coincidence or the perhaps the benefits of treating people well?? --98.209.xxx.xxx

Everyone gets cookies. I go to the grocery store and buy a bunch of the different flavors of the premade dough. Then we bake them and put about 10 - 20 in a bag and deliver them.

Multi year tenants, the ones I have a personal relationship with, etc - they usually get a $10 - $25 Amazon gift card in addition to the cookies.
