I own an old apartment building and plan to do some plumbing renovations. While evaluating, the plumber suspected the walls contained asbestos and wants me to have them tested before he cuts into them. If the testing comes back positive, what is the best approach? Leave the plumbing as is and do nothing? Alert the tenants? Remove it? Thanks in advance.

I had a 4-plex that the plaster laid over horizontal wood lath during the original construction had asbestos mixed into it as a fire retardant. Even though I had many layers of paint over the plaster, my tenants could and would rub off the layers of paint, exposing the plaster latent with asbestos. This was unacceptable to me because it could cause health issues and expose me to serious liability.
So one by one I moved out tenants from a unit so that it was vacant. Then I replaced the old pipes in the walls, updated the electrical and then covered all of the interior walls and ceilings with 1/4 inch drywall. I sprayed an orange peal finished textured and then primed and painted. Now all of the asbestos was encapsulated with/behind drywall.
My property ended up having new plumbing, updated electrical and safe walls.

Acceptable mitigation of asbestos is covering in paint. The regulations allow it remain in place unless it is disturbed. Construction obviously disturbs it. There are action limits as well. Find out what those are for your state. Here I can disturb 16 sq ft (4'x4') area without any form of containment or mitigation. Now I can't skirt the regs by doing a little now and a little later but I can replace a shower valve without hiring an asbestos contractor. In reality, the amount of asbestos in it is probably very low. It is expensive to mitigate. You can have it tested relatively cheap and not all old plaster or drywall has asbestos. the big question is this. How would you feel, in a few years, if you found out he person who worked on that plumbing now had lung cancer? Have it tested.

Use a plant mister bottle while cutting - wet dust wont fly, remember the rainbow vacuum commercial from the 70s, that was the first and still approved hepa vacuum. --76.188.xxx.xxx |
