Follow your state laws EXACTLY. My state even proscribes the wording of the "Pay or Quit" notice, which is the first step in a legal eviction. Follow rules for serving the notice EXACTLY -- if you don't your case could thrown out of court. Spend a day in eviction court to get a feel of how the cases go, how the successful LLs present themselves and their cases, and who are the experienced eviction attorneys. --98.145.xx.xxx

Google eviction attorneys Monday and get on the phone. The longer you wait the more you lose. I would guess NJ has procedures that must be followed and if not you go back and start from the beginning.

Looking at a NJ page I found this.

No notices needed for nonpayment of rent:

The most common cause for eviction is nonpayment of rent. For this cause, and only for this cause, the landlord does not have to send you any advance notice before filing a complaint for eviction in court. This means that if you fail to pay rent, the landlord can go directly to court and you may not get any warning from the landlord before receiving the court summons and complaint. You do have to receive advance notice before the landlord can take you to court for not paying an increase in rent. The section called Rent Increases, explains the proper form for this notice.

However, if you live in public or federally subsidized housing, you may be entitled to certain notices before the landlord files an eviction action for nonpayment of rent. A public housing authority must give a tenant 14 days’ notice. There are many types of federally subsidized housing, and the requirements for the notices are different for each. Tenants facing eviction from such housing should contact an attorney to see if the proper notices have been given.

I am not sure if this is 100% correct but it is what my first Google search pulled up. Seems Jersey is landlord friendly. --74.132.xxx.xx

Get someone in to lift the floor so everything slides out the front door, wish it was just that easy but follow your state tenant laws and local also which will give you the court approved paperwork timing, there is no reward for sitting on your hands - if unsure hire a flatfee eviction service lawyer, no other court operation works as fast as housing court and by far the majority of the evictions are for unpaid rent, get your paperwork in order pronto - no drama in court because the tenants generally have more than enough of that to light up the bulloney detector the judge carries. --76.188.xxx.xxx

If you do not believe your tenants are not going to pay the rent. You should also file in small claims court as well, while you have an address to serve them. LL/tenant court is for possession only.

Side note: your rental is register? if not LL/tenant court will not hear your case --73.197.xxx.xx
