State Specific Question About: NEW YORK (NY)

I have a question in regards to tenants in my building, it seems they got to talking to some long term tenants, and while they are upset that they are paying more than the long term tenant they want to know the reason.

and I'm wondering how you handle keeping the peace, as either way what I say is probably not going to go over well. While the disparity is off by 60 dollars, I'm trying to give a rational explanation. Short of saying it's none of your biz. I still want to encourage a positive discussion. What do you guys say when there is a difference and how to tactfully explain?

I wouldn't get into much deep discussion with them, because they will think you're in the wrong regardless.

Simply tell them that the other tenants have been there a long time and you were actually thinking of asking $100 or so more for the apartment that they rented.

Then leave it at that, no need for any further explanation or discussion.

I tell new tenants that their units are updated (newer flooring, appliances, fixtures, etc.) while the units with long-term tenants are not. And I politely but firmly remind them that they chose to rent at that price because they felt it was a good value (or what they needed)...they were not forced to rent from me! There are differences in units, even "identical" apartments. Some have two neighbors vs. some have one. Some have a better view out the window. Some are closer to the best parking space. Some have newer paint, appliances, etc. Some have slightly more square footage due to the way the building is laid out.

But the other posters are right. Basically, there is no way to convince someone other than to say, "you and I agreed the rent for this unit was X and both of us believed that was fair."

I wouldn't say much else, although if the person seems to be reasonable I might drop a hint..."Mr. Tenant, I know you don't think this is fair TODAY, but if you stick with me, then one day YOU will be a long-term tenant." --173.19.xx.xxx

My longterm tenants have unimproved apartments. Their lower monthly rent is also a reward for their loyalty. I second the suggestion to have a discussion with the long term tenants who spilled the beans. --70.199.xxx.xxx

Yes Ken, I agree to raise the one who opened their mouth as you discussed, but they are both under leases so i can not raise the one who opened their mouth until after the lease expires.

Last time a tenant talked about their rent, I raised the tenants rent so they were even. Tired of that stuff- what is the point? To make sure you got a better deal? If you have a sweet deal keep it to yourself.

In dealing w the higher paying tenant, you could say that your rent increases are lower than the market rent increases for great tenants. Hopefully the other tenant is a good one. --107.77.xx.xxx
