If they are on a month to month just list it. If it's a "true" rental (meaning that it's a 2 fam+) then the majority of the buyers are looking for income (not all, but most).
If it's a SFH - then you never know - some buy those as investments and others are looking to live there. That is when you definitely want a M2M so you can give proper notice (or the new owner - depending).

The disadvantages I see of having a tenant (or two) in the unit are as follows:
* Difficulty arranging times for showing that coordinates with everyone's schedule.
* Tenant has slovenly housekeeping.
* Under market rents.
* Your lease is weak or nonexistent.
* Current tenant is combative.
Any / all of the above may lead to the Buyer asking for discounts.
