IS A LANDLORD ALLOWED TO ENTER PREMISES ON THE OUTSIDE YARD ETC..TO DO LAWN CARE WITHOUT A NOTICE TO TENANT ?

What does the lease say? If the lease is silent then state law governs. What does state law say? Generally speaking if the property is a SFR then entering the fenced area would be the same as entering the house and requires notice. If the property is a multi-unit property then notice is typically not required for area not under lease to a specific unit that are spelled out in the lease.

Now it does seem reasonable to say that the yard will be mowed on Wed each week and then to mow the yard. --73.34.xxx.xx

Is this regular lawn care? As in, he says, "Don't worry about the grass. I'll take care of it the way I like it." And he's mowed just like he always mows? Or was this something unexpected, like he suddenly decided to plant chrysanthemums along the walkway?

I don't think there's much expectation of privacy in the front yard. I think there's more expectation of privacy in the back yard, especially if it's fenced. Sometimes, yard care happens spontaneously... you might be trimming trees at one property, and you remember this other property has trees that are rubbing against the roof, and need to be cut back, too, while you have all your tools out. You might not always warn the tenant in advance for yard entry, because you don't know yourself.

On multi's, I wouldn't give any notice. On SFH's, I would give notice.

On multis, if I'm going to be working outside their windows, I will give them notice. I usually say something along the lines of "Just wanted to give you a heads up that I'll be outside your window working, just incase you though it was a big creepy guy, you'll know it actually is just a big creepy guy."

I do try to get a chuckle out of tenants who I know will appreciate a good joke. Can't do it with all of them, but some you can. --74.47.xxx.xxx

I do give notice if I am going to be doing something special like planting or trimming bushes outside a bedroom window ect. Mowing yards, I come over when I can and mow both front and back yards. Not asking anyone's permission.

they should be thankful I am doing it for them is the

way I look at it or I can bill them $45 each time for a

professional to do it.

Guess I learned from my next door neighbor's son who had a

small 2 bedroom shack on the alley next to my dad's garden.

He would just show up after he got off work when he could and mow the front back yards then jump in the truck and off he would go. --74.236.xxx.xxx

We have written into our sfhs lease that we may work outside on the property with prior notice. We rarely do go without notice, but if once in a while our schedule clears enough to go get mulch to spread it, or something like that, we can go. Now, if we get there and see a gathering outside, or several cars in the driveway, we'll just wave and go back home. --71.175.xxx.xxx
