After 13 years of being a landlord, I find myself with a problem. I have acquired 27 houses, worth about 4 million, have 1 million of debt, at crazy low interest rates. only have about 15 mortgages left over. I don't intend on buying anymore houses, I have been blessed beyond belief. I end up with a huge pile of cash each month. For a while I was buying gold and silver, but got tired of that. Then I buried cash in my yard( pvc pipe sealed on both ends ), but feel uncomfortable with that much around the house. Been putting some in various high yield savings accounts, ( a whopping 1 percent ) Bought a couple of new cars at 2 percent interest rate, ( could pay those off tomorrow if I wanted ) paid off all my HELOCS, and 0 percent credit cards, and all I have left are those super low interest mortgages. ( average 4.5 percent ) I feel that interest rates will return to higher than now, but not as bad as Jimmy Carter days. Should I pay off my loans? Should I become a Hard Money Lender? ( don't trust most people ) I tried the peer to peer lending, but almost all of my loans went bad. I have some stocks, but find the market too risky with the wild moves it has. Neither my wife or I work, both in our 40s. What would you do if in my situation? Oh, of course, I did not post my name I typically go by, or my real state. LOL! You describe me almost exactly except I have 30 houses worth about what your 27 are worth and am about 10 years older and have no loans.

If you have a nice sum of cash/liquid assets said to cover expenses then I'd get rid of the debt just for the piece of mind and flexibility.

Every time I think of selling I remember there is no where else I can get this safe rate of return which I have a lot of control over and I remember if I sell I'd lose a lot to the IRS.

And I do feel some guilt for feeling I have problems when our kind of problems are more blessings than anything else.

I too have a very good monthly income. I spend time pondering how to best give some of it away in a way that it benefits the recipient without enabling bad decision making. Recently I've been helping a friend of my daughter pay off her student loans. --173.170.xxx.xxx

I am unlike so many others on here. If I were in your situation as you describe it, I would not in a million years pay off those mortgages.

I assume you have some type financial advisor/planner. they should be able to get you A LOT more than 1%. Find someone who advises the very wealthy in your area ... old family money that passes from generation to generation. At your age, you can afford to be moderately to very aggressive in your investment strategies.

My mind is a blank right now as to the term - you invest in but have no active involvement in commercial real estate such as shopping centers and office buildings.

what about buying an apartment complex of 100 or so units?

investing in commercial locations where medical centers are being built?

Assuming this post is for real, (buried in the backyard, really?) then I suggest you need to discuss with a professional, fee-only investment advisor.

Buried in the back yard--waaay too risky.

"Tired of gold and silver" what does tht mean?

In today's climate, insured, guaranteed investments that are liquid yield in the 1% range as you say. Keep 3 to 12 month's expenses in these accounts.

As for the rest, a 60/40 split of S and P 500 and intermediate term treasuries will yield out 4%, adjusted upward annually for inflation in perpetuity. FAR LESS risky than 27 rental houses in a given market gold, silver, and far, far, far less risky than burying it in the backyard.

If you lost almost all of your investments in peer to peer, something is very wrong. Did you use a reliable site like Prosper or Lending Club or a roll your own? Did you pick only the most risky credit grades? --45.46.xxx.xxx

Start a charity for something close to your heart.

Help out those in your family(anonymously is better).

You will do a lot better in the long run to suck to the tried and true. S and P 500 ETFs or mutual funds mixed 60/40 or 50/50 with treasury bonds are the safest, and sanest way to go. For myself I thought of everyone that has helped me with starting my business in 86. (including my 2 boys and wife)

Their friends would be off for a snow day from school and I would make them go work painting and flipping. They wined.

Now it's so great when I pull up to their house in THEIR new trucks-- or fly them for xmax to NYC, CC's for their gas and auto expenses or pay for a vacation. I always remind them what i told them when they started out-- "I'll make it up to you I promise".

I'd adjust my hobbies up, buy a larger boat, nicer wheels, and better houses.

Spending money is pretty easy.

You could take up sailboat racing, no better way to burn money than to race something "sensible" like a J111. I think those average about $100k- $150k a year to race.

Seriously though you need to open a Vanguard vtsax fund for all your extra money. Just put money in and forget about it forever.

There is risk in everything. Risk in losing value, or losing to inflation. The best answer is to spread it out. Payoff debts (if your rate is 4.5%, paying this off is the same as earning a guaranteed return of 4.5%), invest in low cost s&p index funds (tax free/deferred if available), and enjoy it. i'm a fan of hard money loans. you've got a great idea of what constitutes a good asset, a well run bldg, a capable landlord. the skills translate one for one into hard money. find folks like you that see the benefit of hassle free loans and be their financier. well crafted loans mean cash from real estate without the tenants.

i assure you that some of the borrowers will need some advice too. just don't advise PVC pipes full of cash.

i also advise taking time for yourself. i spent august in hawaii. learn to play guitar, ski, learn to brew beer, start your own foundation, mentor...if you're for real let us know how you proceed...this is a process.

pay the debt ONLY if you find it troublesome to be cutting checks. those you do owe on can be set for auto pay.

i'd also consider moving some of the equity to more commercial type stuff like a burger king or such...triple net is a luxury you have earned --76.176.xxx.xxx

Why would you put money in your back yard?

If you'd like a guaranteed return of 4.5% then pay off your mortgages. If you'd like to let it rid on the stock market you could probably get a little higher return on an index fund but this is a bit risky. Sounds like you don't need much more $$$ so pay off all your debt. That's my advice. I own 25 SFHs and I just paid off another mortgage at 4% yesterday. In about 4 years I should have all mine paid off and that feels nice! --24.118.xx.xxx
